(1) an addition to any building which is required by <br /> other provisions of this Code or State law; <br /> <br />(2) any building addition which has less than five <br /> hundred (500) square feet of floor area; <br /> <br />(3) the parking area is not viewed from a public street. <br /> <br />(j) <br /> <br />Parking lots in the M 1 and M 2 Districts may be excluded <br />from the provisions of Section 41-618 of this Code if it <br />is the Planning Director's determination that: <br /> <br />(1) the parking lot is used primarily for employee <br /> parking; and <br /> <br />(2) <br /> <br />sufficient landscaping and/or solid walls or <br />fences are provided to screen such parking areas <br />from public streets. <br /> <br />(k) <br /> <br />all provisions of Section 41-618 shall be required except <br />for minor modifications approved by the Planning <br />Department. <br /> <br /> SECTION 3: That Section 41-629 is hereby adopted to read in <br />words and figures, as follows: <br /> <br />Section 41-629. Zoning Administrator; administrative functions. <br /> <br /> The Zoning Administrator may, as a pa~t of his administrative <br />function, authorize: <br /> <br />(1) <br /> <br />The temporary use of trailers for office space in the <br />P, LP, Cl, C2, C3, C4 and C5 Districts for a period <br />of time not exceeding two (2) years from the date of <br />approval; provided said determination shall be in <br />writing and show that the temporary office use is in <br />harmony with the purpose and intent of this chapter. <br /> <br />(2) <br /> <br />The construction of open buildings in the C 1, C 2, <br />C 3 and C 5 Districts; provided said determination <br />shall be in writing and show that the the_open, buildings <br />are not detrimental to the surrounding area and the open <br />portions of the structures are not visible from <br />adjacent properties or public streets. <br /> <br />However, the planning director may determine that a variance <br />is necessary when a proposed temporary office trailer or an <br />open building is so located as to be of importance to the <br />adjoining property owners or to be in conflict with the <br />orderly development of the area. <br /> <br /> SECTION 4: That this Ordinance shall take effect thirty days <br />from and after the date of its adoption. <br /> <br /> PASSED AND ADOPTED by the City Council of the City of <br />Santa Ana at its regular meeting held on the 3rd day of May <br />1971. <br /> <br />ATTEST: <br /> <br />CLERK OF THE COUNCIL <br /> <br />MAYOR <br /> <br />-2- <br /> <br /> <br />
