ORDINANCE NO. NS-1501 <br />PAGE TWO <br /> <br />Sec. 41-476. Same - reduction of requirements <br /> on previously developed streets. <br /> <br /> The minimum area requirement imposed on any lot by <br />paragraph (a) of Section 41-475 shall be reduced by one-half <br />if seventy-five percent (75%) of the lineal frontage of the <br />side of the street on which the lot is located, measured to <br />the next intersecting cross streets in each direction, has <br />been developed in nonconformity with such requirements. <br />Yard requirements shall be determined separately with res- <br />pect to each street upon which the lot abuts. <br /> <br /> SECTION 3: That Section 41-477 of the Santa Ana <br />Municipal Code is amended to read as follows: <br /> <br />Sec. 41-477. Planters abutting interior lot lines. <br /> <br /> A landscaped planter of a width not less than ten <br />(10) feet is required along any interior lot line to the ex- <br />tent such lot line abuts any property which is neither zoned <br />for industrial uses nor indicated on the General Plan of the <br />City as planned for industrial purposes. <br /> <br /> SECTION 4: That Section 41-478 of the Santa Ana <br />Municipal Code is amended to read as follows: <br /> <br />Sec. 41-478. Off-street parking. <br /> <br /> Off-street parking shall be provided in the manner <br />prescribed in Article IV of this Chapter, except that in any <br />parking area of fifty (50) spaces or more, twenty percent <br />(20%) or less of the required number of parking spaces for <br />warehousing, manufacturing or office uses may be provided in <br />compact car spaces measuring not less than eight (8) feet wide <br />and sixteen (16) feet long. Aisle width between compact car <br />stalls shall be subject to guidelines of the Director of <br />Planning on file in the Planning Department. <br /> <br /> SECTION 5: That Section 41-492 of the Santa Ana <br />Municipal Code is a~ended to read as follows: <br /> <br />Sec. 41-492. Yard and landscape requirements. <br /> <br /> Yard and landscape requirements are the same as in <br />the M 1 District, as set forth in Sections 41-475, 41-476 <br />and 41-477. <br /> <br /> SECTION 6: That Section 41-493 of the Santa Ana <br />Municipal Code is amended to read as follows: <br /> <br />Sec. 41-493. Off-street parking. <br /> <br /> Off-street parking requirements are the same as in <br />the M 1 District, as set forth in Section 41-478. <br /> <br /> SECTION 7: If any section, subsection, sentence, clause, <br />phrase or portion of this ordinance is for any reason held <br />to be invalid or unconstitutional by the decision of any court of <br />co~petent jurisdiction, such decision shall not affect the validity <br />of the remaining portions of this ordinance. The City Council of <br />the City of Santa Ana hereby declares that it would have adopted <br />this ordinance and each section, subsection, sentence, clause, <br />phrase or portion thereof irrespective of the fact that any one or <br />more sections, subsections, sentences, clauses, phrases or portions <br />be declared invalid or unconstitutional. <br /> <br /> <br />
