NS- 1425 <br /> <br />AN ORDINANCE OF THE CITY OF SANTA ANA <br />APPROVING AMENDMENT APPLICATION NO. 787 <br />TO PREZONE PROPERTY LOCATED AT 1301 EAST <br />DYER ROAD FROM THE M1 (LIGHT INDUSTRIAL) <br />DISTRICT TO THE SD (SPECIFIC DEVELOPMENT) <br />DISTRICT AND AMENDING SECTIONAL DISTRICT <br />MAP NO. 30-5-9 <br /> <br /> WHEREAS, the real property located at 1301 East <br />Dyer Road, in the County of Orange, and more particularly <br />described infra, is located within the M1 (Light Industrial) <br />District, being a prezoned contigious area in county territory, <br />and <br /> <br /> WHEREAS, an application has been filed to amend <br />Sectional District Map No. 30-5-9 to rezone such real property <br />to the SD (Specific Development) District, pursuant to § 41- <br />188 Santa Ana Municipal Code, and <br /> <br /> WHEREAS, the Planning Commission has given notice <br />of and duly held a public hearing on Amendment Application <br />No. 787 to rezone such real property from the M1 District to <br />the SD District and has recommended approval of said application, <br />and has considered Specific Development Plan No. 12 for the <br />subject property and has recommended approval of such specific <br />development plan, and <br /> <br /> WHEREAS, the City Council regularly held a public <br />hearing on said reclassification and said Specific Development <br />Plan No. 12 on published notice required by law and does now <br />find that the public necessity, convenience, and general <br />welfare require that said property be reclassified from the <br />M1 District to the SD District, and that the new classification <br />will not be detrimental to the surrounding property, and <br /> <br /> WHEREAS, the City Council has reviewed and considered <br />Specific Development Plan No. 12 and finds that said plan, <br />consisting of standards and regulations, is not detrimental <br />to the harmonious development of the city and will not <br />impair the desirability of investment or occupation in the <br />neighborhood, and <br /> <br /> WHEREAS, prior to taking this action, the City <br />Council has reviewed and considered the information contained <br />in Negative Declaration No. 78-44, and, on the basis thereof, <br />finds that the project will not have a significant effect <br />upon the environment; <br /> <br /> NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA DOES ORDAIN AS FOLLOWS: <br /> <br /> Section 1: That the real property situated in the <br />County of Orange, State of California, generally located at <br />1301 East Dyer Road, on the north side of Dyer Road between <br />Grand Avenue and Halliday Street, and more particularly <br />described on Exhibit A, attached hereto and incorporated by <br />reference herein is hereby reclassified from the M1 (Light <br /> <br /> <br />
