ORDINANCE NO. NS- 1507 <br />PAGE TEN <br /> <br /> SECTION 11: That section 41-632 of the Santa <br />Ana Municipal Code, is hereby amended to read as follows: <br /> <br />Sec. 41-632. <br /> <br />Conditional use permit, variance <br />and minor exception applications-- <br />Initiation, scope. <br /> <br />(a) <br /> <br />In accordance with the procedures <br />outlined in this article, application <br />may be made for: <br /> <br />(1) Conditional use permit for a <br /> specific use of land or buildings <br /> in a land use district wherein <br /> such use may be so conditionally <br /> permitted. <br />(2) Variance to use land or buildings <br /> in a manner at variance with <br /> the provisions of this Chapter. <br />(3) Minor exception to obtain a <br /> waiver or modification of <br /> those zoning provisions which <br /> pertain to the following: <br /> <br />(a) Lineal dimensions of <br /> yards. Modifications <br /> granted shall not exceed <br /> by more than twenty per <br /> cent (20%) the minimum <br /> requirements. <br />(b) Separation between buildings <br /> and other structures. <br /> Modifications granted <br /> shall not exceed by more <br /> than fifty per cent (50%) <br /> the minimum requirement. <br />(c) Lot coverage. Modifications <br /> granted shall not exceed <br /> by more than twenty per <br /> cent (20%) the maximum <br /> coverage permitted. <br />(d) Height of buildings. <br /> Modifications granted <br /> shall not exceed by more <br /> than twenty-five per cent <br /> (25%) the maximum height <br /> permitted. <br />(e) Signs. Area modifications <br /> granted shall not exceed <br /> by more than twenty per <br /> cent (20%) the maximum <br /> area permitted. <br />(f) Setback and future right- <br /> of-way lines. <br /> (g) Off-street parking. <br /> Modifications granted for <br /> reductions in required <br /> number of stalls shall <br /> not exceed by more than <br /> twenty per cent (20%) the <br /> minimum ordinance requirement. <br /> (h) Operational standards. <br /> Modifications granted may <br /> include minor exceptions <br /> to screening and landscape <br /> requirements but shall <br /> not include exceptions to <br /> provisions pertaining to <br /> uses permitted in the <br /> open. <br /> <br /> <br />
