ORDINANCE NO. NS- 1658 <br />PAGE TWO <br /> <br />Sec. 41-252. Off-street parking. <br /> <br /> (a) Off-street parking shall be provided in the <br />manner prescribed in article IV of this chapter. <br /> <br /> (b) Any parking lot permitted pursuant to section <br />41-247(c) shall conform to the following requirements: <br /> <br />(1) <br /> <br />TO the extent that the lot on which the <br />parking lot is located is adjacent to <br />other residentially zoned property, or <br />separated therefrom only by a public <br />right-of-way, a landscaped planter of <br />at least ten (10) feet in width shall <br />be installed and maintained along the <br />lot line; provided, however, such <br />minimum width requirement may be modified <br />to accommodate unusual circumstances or <br />special design constraints. <br /> <br />(2) <br /> <br />Required landscaped areas shall include, <br />at a minimum, one 15-gallon canopy tree, <br />one 5-gallon tree, and five 5-gallon <br />shrubs for every thirty feet of length <br />of the landscaped area. The trees and <br />shrubs shall be mature and capable of <br />acting as an effective buffer between the <br />parking lot and nearby residentally zoned <br />property. <br /> <br />(3) <br /> <br />A decorative masonry block wall, at <br />least five feet high and six inches wide, <br />shall be constructed and maintained on <br />the interior line of all required land- <br />scaped areas. <br /> <br />(4) <br /> <br />Vehicle access to and from the parking lot <br />shall be located as far away as practical <br />from other residentially zoned property, <br />and shall, if practical, be from a street <br />which does not provide access to nearby <br />residentially zoned property. <br /> <br />(5) <br /> <br />A fully dimensioned site plan showing all <br />parking spaces, vehicle access and land- <br />scaping treatment shall be submitted in <br />duplicate to the zoning administrator. <br />Each such site plan, or subsequent re- <br />vision thereof, shall be approved, <br />conditionally approved, or denied by <br /> <br /> <br />
