NS- 1832 <br />PAGE THREE <br /> <br />(h) NO more than fifty (50) percent of the total <br />lot area shall be devoted to main and accessory <br />building area, driveways, open or enclosed parking <br />areas and covered patios. The remaining fifty (50) <br />percent of the total lot area shall be devoted to <br />landscaping; lawn area; noncommercial outdoor <br />recreational facilities incidental to the residential <br />developments such as private swimming pools; putting <br />green and tennis courts; walkways; uncovered patio <br />areas; fences; and necessary fire-fighting equipment <br />and installations. Further, the open space required <br />by this section shall be arranged and provided in <br />such a manner that it is accessible and usable for <br />the purpose intended herein. Said open space shall <br />not be devoted to commercial agricultural pursuits <br />or any other activity in conflict with the stated <br />purpose of this section and district. <br /> <br />(i) Only television and radio antennas which are <br />located indoors or which are designed to serve all <br />the occupants of the development shall be permitted. <br /> <br />(j) Ail usable open space not occupied by recrea- <br />tional facilities shall be densely landscaped and <br />provided with a permanent underground irrigation <br />system. <br /> <br />(k) Ail streets, alleys, walkways and parking <br />areas within the development which are not dedi- <br />cated to public use shall be improved in accord- <br />ance with improvement standards established by <br />the department of public works and to widths as <br />determined by section 34-165 relating to private <br />street standards for planned residential devel- <br />opment. Provisions acceptaDle to the city shall <br />be made for the preservation and maintenance of <br />all such streets, alleys, walkways and parking <br />areas. All streets within a planned residential <br />development shall provide adequate vehicular cir- <br />culation for the development and for the area <br />in which it is located. The vehicular circula- <br />tion and the pedestrian circulation within a <br />planned residential development shall be sep- <br />arated. A partial waiver of this requirement <br />may be granted by the planning commission <br />if it is determined that such partial waiver <br />will not be inconsistent with adequate stand- <br />ards of pedestrian and vehicular circulation <br />for the development and for the area in which <br />it is located. <br /> <br /> <br />
