NS-1835 <br /> <br />AN ORDINANCE OF THE CITY OF SANTA ANA <br />AMENDING SECTION 41-681 OF THE SANTA <br />ANA MUNICIPAL CODE TO ALLOW THE <br />ALTERATION AND ENLARGEMENT OF NON- <br />CONFORMING RESIDENTIAL USES IN THE <br />CM DISTRICT <br /> <br /> THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN <br />AS FOLLOWS: <br /> <br />SECTION 1: That Section 41-681 of the Santa Ana Municipal <br />Code is hereby amended to read as follows: <br /> <br />Sec. 41-681. Adding to, enlarginG or structurally <br /> altering a nonconforming use, <br /> <br /> No nonconforming building or building occupied by a <br />nonconforming use shall be added to or enlarged or structurally <br />altered in any manner unless such building will thereafter con- <br />form in every respect to the provisions of this chapter, except <br />as follows: <br /> <br />(1) Structural alterations and additions may <br />be made to nonconforming buildings occupied by <br />residential uses and located in residential <br />districts provided the number of dwelling units <br />is not increased. <br /> <br />(2) Buildings in the CM district occupied by <br />residential uses may be added to or enlarged or <br />structurally altered provided the number of <br />dwelling units is not increased. Any such build- <br />inG may be replaced by a new building occupied <br />by a residential use provided that the number <br />of dwelling units is not increased, that the <br />continuance of the residential use is not barred <br />by section 41-683, and that the new building <br />complies with the minimum yard requirements <br />applicable to buildings located in the R2 <br />district. <br /> <br /> <br />
