NS- 1940 <br /> <br />AN ORDINANCE OF THE CITY OF SANTA ANA <br />REZONING CERTAIN PROPERTY LOCATED ON <br />THE SOUTHWEST CORNER OF GRAND AVENUE <br />AND TWENTY-FIRST STREET FROM THE R-1 <br /> (SINGLE-FAMILY RESIDENCE) DISTRICT TO <br />THE C4 (PLANNED SHOPPING CENTER DISTRICT <br /> <br /> WHEREAS, Amendment Application No. 978 has been filed <br />to make a certain change in the zoning district designation of <br />certain real property, as hereinafter set forth; and <br /> <br /> WHEREAS, this Council, prior to adopting this ordi- <br />nance, has reviewed the initial environmental study prepared <br />for this project, and has approved the Negative Declaration for <br />this project based thereon; and <br /> <br /> WHEREAS, this Council, after duly noticed public <br />hearing, has determined that the change in use district desig- <br />nation proposed in the abovesaid Amendment Application is justi- <br />fied by the public necessity, convenience and general welfare; <br /> <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA <br />ANA DOES ORDAIN AS FOLLOWS: <br /> <br /> 1. That parcel of real property located generally on <br />the southwest corner of Grand Avenue and Twenty-first Street in <br />the City of Santa Ana, and more specifically described as set <br />forth in Exhibit A, attached hereto and incorporated herein by <br />reference, is hereby reclassified from the R-1 (Single-Family <br />Residence) District to the C-4 (Planned Shopping Center) District. <br /> <br /> 2. An amended Sectional District Map No. 22-5-10 <br />showing the above described change in use district designation <br />is hereby adopted. <br /> <br /> 3. Development of the area which is the subject of this <br />ordinance shall comply with the following restrictions in addition <br />to all applicable requirements of the Santa Ana Municipal Code: <br /> <br /> a. The northwest driveway providing access <br />to and from Twenty-first Street shall be closed. <br /> <br /> <br />
