TRASH <br /> <br />Ail trash and refuse shall be collected, compacted, and stored Internally. Refuse will be <br />picked up at truck loading areas In accordance with the City's vendor's schedule. Pick up <br />times shell he scheduled so as to avoid a.m. and p.m. peak traffic hours. <br /> <br />The open space of Xerox Centre shell be landscaped with a mix of plant material, <br />architectural herdscape, and landscape fumlturs so as to reinforce the high quality of the <br />project's design. The Xerox Centre Master Plan shall form the concel~ual, thematic basis <br />for the balance of the development. <br /> <br />Specifically, the landscaping shall meet the following criteria. <br /> <br />1. Ail planted areas shall be served by an automatic IrrigatiOn system. <br /> <br />2. The existing streeffront landscaping palatte, as established by the City, shall <br /> be maintained and reinforced. <br /> <br />3. Plant material shall be of a size and type compatible with and supportive of <br /> the project's design concept. <br /> <br />4. Hardscape areas shall be finished to a level of high quality, and shall be <br /> chosen with an eye to both durability and compatibility with the project's <br /> architecture. <br /> <br />Plantings and landscape walls shall be used to screen utility equipment such <br />as meters, backflow preventers, and detector checks. Such cosmetic <br />devices shell also be used to screen loading areas. <br /> <br />o <br /> <br />Planting and hardscapa areas In the various phases shall be coordinated so <br />as to develop a unified theme, while at the earne time providin,g the user a <br />Variety of outdoor experiences. <br /> <br />Landscepa furniture (benches, trash receptacles, etc.) shell be chosen and <br />elted so as to encourage the use of the project's open space. <br /> <br />All new iandscapa and hardscape areas shall be maintained to a high level of <br />quality at all times. · <br /> <br />Specific landscape plans for each phase will be submitted to the Planning Department of <br />the City as part of the Site Plan Review process. <br /> <br />Page 10 <br /> <br /> <br />
