461 <br /> <br />SPECIFIC DEVELOPMENT PLAN NO. 55 <br /> <br />PERMITTED USES AND DEVELOPMENT STANDARDS <br /> <br />Applicability of Ordinance <br />The specific development zoning district for the subject <br />property as authorized by Chapter 41, Division 26, Section <br />41-593 et. seq. of the Santa Aha Municipal Code is <br />specifically subject to the standards and regulations <br />contained in zhis plan for zhe express purpose of <br />establishing land use regulations and standards. All <br />other applicable chapters, articles and sections of the <br />Santa Aha Muncipal Code shall apply unless expressly <br />waived or superseded by this ordinance. <br /> <br />Purpose <br /> <br />The SD-55 specific development plan consisting of <br />standards and regulations is hereby established for the <br />express purpose of prozecting the heal~h, safez¥ and <br />general welfare of the people of the City by promoting and <br />enhancing the value of the properties and encouraging <br />orderly developmenz. <br /> <br />Uses <br /> <br />l. <br /> <br />Permitted <br />Pro£essional, administrative and business offices <br />where no merchandises is sold, excluding medical. <br /> <br />Government offices and facilities. <br />Parking of motor vehicles in connection wi~h any <br />permitted use for private parking. <br />Commercial uses which do not exceed ~en (10) percent <br />of the building area of all the buildings on the <br />parcel on which zhey are located and which are <br />supporzive o£, compazible with, and integrated into <br />~he professional and business uses on such parcel, <br />excluding retail centers and drive-thru £acilities. <br /> <br />Building Setbacks <br /> <br />~ain Structures: <br /> Front (Flower Street): iS feet <br /> Side (Santa Ana Blvd ~ Third Street): <br /> Rear (Alley): 20 feet <br /> <br />1S feet <br /> <br />EXHIB I B <br /> <br /> <br />
