APPLIC, ABILITY OF ORDINANCE <br /> <br />The Specific Development Zoning District for the subject property as <br />authorized by Chapter 41, Division 26, Section 41-593 et. seq. of the <br />Santa Ann Municipal Code, is specifically subject to the standards and <br />regulations contained in this plan for the express purpose of <br />establishing land use regulations and standards. Ail other applicable <br />chapters, articles, and sections of the Santa Ann Municipal Code shall <br /> <br /> apply unless expressly waived or suspended by this ordinance. <br />Section 2. PURPOSE <br /> <br /> The SD-57 Specific Development Plan, consisting of standards <br /> regulations, is hereby established for the express purpose <br /> protecting the health, safety, and <br /> the City by promoting and enhancing <br /> encouraging orderly development. <br /> <br />Section 3. USES PERMITTED <br /> <br /> One (1) one-family dwelling unit for each lot. <br /> <br />Section 4. MINIMUM LOT SIZE <br /> <br /> The minimum lot size shall be not less than 3,900 square feet. <br />Section 5. MINIMUM STREET FRONTAGE <br /> <br /> The minimum street frontage shall be not less than thirty (30) feet. <br />Section 6. BUILDING HEIGHT <br /> <br /> No structure shall exceed 27 feet in height nor two stories. <br />Section 7.
