NS-2111 <br />PAGE FI VE <br /> <br />(f) Accessory structures shall not exceed 35 percent of the <br />required rear yard area. <br /> <br />(g) Accessory structures shall be not less than five (5) <br />feet from a main building. <br /> <br />(h) Maximum square footage of accessory structures shall not <br />exceed 66 percent of the main structure square footage. <br /> <br />( i) Existing detached accessory structures, on exterior <br />corner lots only, may be connected to the main structure, <br />provided a minimum five (5) foot setback is maintained from <br />any property line and a minimum of 1,200 square feet of open <br />area is maintained in the rear yard. <br /> <br />SECTION 13: That the Santa Ana Municipal Code is hereby <br />amended by adding a section, to be numbered 41-240, which said <br />section reads as follows: <br /> <br />Sec. 41-240. Landscaping standards in the R1 district. <br /> <br />v <br /> <br />In the R1 <br />residential <br />requirements: <br /> <br />district all yards shall be landscaped. Each <br />unit shall meet the following minimum <br /> <br />(a) Front Yard: <br /> <br />I) One 24-inch box canopy tree. <br /> <br />2) All trees shall be double-staked. <br /> <br />3) six 5 gallon size shrubs and 10 one gallon size <br />herbaceous perennials/shrubs as a foundation planting. <br /> <br />4) Turf or acceptable dry climate ground cover: <br /> <br />a. Turf shall be drought tolerant variety and <br />planted as sod or hydroseed. <br /> <br />b. Ground cover shall be well-rooted cuttings from <br />flats and planted at appropriate spacing for that <br />particular plant material. <br /> <br />(b) Side Yard: <br /> <br />Corner lots shall require one 15-gallon size tree for <br />every 30 linear feet of property abutting a street lIS <br />six (6) 5-gallon size shrubs as a foundation plan lll'.:/. <br />Root barriers shall be required on all trees plunted <br />along the street oriented yards. <br /> <br />5 <br /> <br />II <br />
