ORDINANCE NS-2193 <br /> <br />compatible with the design style of the rest of the Main <br />Street Concourse project. <br /> <br />The use of cloth awnings, fixed canopies, metal hand <br />rails and other elements which cover and protect windows <br />and pedestrian areas are encouraged. Signage on such <br />elements must be consistent with the sign requirements <br />contained in this Plan. <br /> <br />Monolithic glass surfaces may be used with other accent <br />materials in a visually harmonious manner in special <br />applications as accent but should not be used as the <br />dominant architectural theme. Structures utilizing <br />glass curtain walls as the predominant design element <br />are not permitted. <br /> <br />High rise buildings (including office buildings, the <br />high rise hotel and high residential) shall incorporate <br />multi-faceted exterior facades and varied rooftops with <br />set-back lines. <br /> <br />Glass storefronts shall be provided facing all streets, <br />Concourse Drive, the major pedestrian oriented public <br />plaza adjacent to Concourse Drive, and the elevated <br />pedestrian system. <br /> <br />Ail building and site finish materials, colors and <br />designs shall be reviewed and approved by the Planning <br />Division prior to submittal to Building Division Plan <br />Check. <br /> <br />Security gates for storefronts, if provided, shall be <br />designed inside of the buildings. <br /> <br />Color. <br /> <br />Choices of color should promote a lively, festive and <br />warm atmosphere. Dull colors should be avoided or used <br />in limited amounts. In general warm contrasting colors <br />should prevail with bright colors and pastels used for <br />accent and detailing. A sense of pageantry shall be <br />promoted through the use of color on signs, lighting, <br />flags and banners and other devices. <br /> <br />Public Art. <br /> <br />Various forms of public art may be integrated into public <br />spaces (not including public right-of-way) throughout the <br />project. <br /> <br />20 <br /> <br /> <br />
