PART V. LANDSCAPE MATERIALS AND DESIGN <br /> <br />The design guidelines outlined here will assist in achieving a <br />distinctive development character for the project while ensuring <br />compatibility between commercial and adjacent residential land <br />uses. These plants are recommended, however, actual plant choices <br />may be substituted depending on experience and actual soil <br />conditions. <br /> <br />The high quality of the development is reinforced through the <br />coordinated design and selection of landscape and paving materials, <br />and emphasis on unique landscape features. The following <br />categories are addressed: <br /> <br />1. Main Street, Owens Drive and Lawson Way setback areas. <br />la. Main Street, Owens Drive and Lawson Way setback areas <br /> - (Phase II) <br />2. Main Street, Owen Drive and Lawson Way street <br /> frontage areas. <br />3. Main Street and Owens Drive planted medians. <br />4. Residential areas. <br />5. Interior pedestrian street. <br />6. Multi-use office forecourt. <br />7. Hotel entry court. <br />8. Parking structure screen planting. <br />9. Temporary landscape adjacent to undeveloped parcels. <br />10. General notes. <br /> <br />As phases are implemented, landscape plans (including landscape <br />plans for any temporary parking areas) shall be approved which are <br />consistent with and implement these concepts. Detailed landscaping <br />plans prepared by a landscape architect, shall be submitted to and <br />approved by the City of Santa Ana Planning Department and Public <br />Works Agency (for public right-of-way areas) prior to issuance of a <br />building permit and installed prior to issuance of a certificate of <br />Use and Occupancy for the phase in question. Off-site landscaping <br />shall be approved by the Department of Public Works as part of any <br />street improvement plans. <br /> <br />A. Main Street, Owens Drive And Lawson Way Setback Areas. <br /> <br />To create a unifying element surrounding the project area, a <br />landscaped edge will be maintained adjacent to Main Street, Owens <br />Drive and Lawson Way rights-of-way.
