Maintenance should be carried out <br />in accordance with established horticulture practices. <br />Irrigation problems must be resolved promptly to assure <br />plant survival. Prior to planting soil must be property <br />prepared to assure plant survival. <br /> <br />Textured concrete paving in the short term parking will <br />be sealed for ease of maintenance and protection from <br />vehicle oil leaks. <br /> <br />Planter areas in the slab over underground parking will <br />be sealed for water proofing with asphalt coating and a <br />liner. <br /> <br />No use of Queen Palms for the project interior areas. <br /> <br />No electrical, mechanical or plumbing apparatus shall be <br />located in required setback areas. <br /> <br />Vine pockets and/or fenestration shall be provided at all <br />three-story walls of single family attached housing to <br />minimize the blank garage walls. <br /> <br />Ail landscaped areas shall be irrigated using an <br />automatic irrigation system. A schematic irrigation <br />system employing pop-up type sprinkler heads, backflow <br />preventer, automatic time clock, and where applicable, a <br />quick coupler adjacent to all trash enclosures shall be <br />provided. <br /> <br />On site trees will be spaced in coordination with <br />required existing parkway trees. <br /> <br />The development will provide double-staking for all newly <br />planted trees (on and off site). <br /> <br />Only low shrubs and/or ground cover shall be planted in <br />landscape areas used for parking overhang. <br /> <br />Planting and landscape walls shall be used to screen all <br />appurtenances, such as transformers, meters, trash <br />enclosures, air conditioning units, etc. <br /> <br />Phasing of landscape implementation shall be compatible <br />with the construction schedule for the entire project, as <br />per the approved site plan. <br /> <br />34 <br /> <br /> <br />
