OPERATIONAL STANDARDS <br /> <br />Unless herein permitted to the contrary, all <br />commercial activity shall be conducted within a <br />building. <br /> <br />Ail activity on the site shall be designed, built, <br />operated, and verified in compliance with the <br />mitigation monitoring program of the certified <br />final Environmental Impact Report for this project. <br /> <br />Should special assessment, Mello Roos, or other <br />financing be utilized, written disclosure of such <br />financing shall be disclosed in writing to all <br />purchasers and lessees within the project. <br /> <br />The following studies reviewed, approved and from <br />time to time modified and approved by the city <br />shall be implemented and maintained throughout the <br />project: <br /> <br />Trash operations plan <br />Security plan <br />Shared parking analysis <br />Parking operations plan <br /> <br />Ail residential units within the project shall be <br />built subdivided and sold for individual ownership. <br /> <br />Ail trash consolidation areas within the project <br />including residential shall be maintained and <br />operated for the recycling of solid waste materials <br />to the satisfaction of the Public Works Agency. <br /> <br />The trash pick-up operational plan (letter <br />agreement with the City) shall be incorporated into <br />the CC&R's of the project. In addition, funding <br />for private cart pick-up of trash from the <br />individual townhouses to a central point shall be <br />established prior to building occupancy. <br /> <br />Ail circulation and parking operational procedures <br />for the entire project including but not limited to <br />the bollards, securitY gates, loading zones, <br />reverse traffic lanes, parking management, valet <br />and trash pick-up shall be maintained by the <br />project management and included by reference in the <br />CC&R's. <br /> <br />46 <br /> <br /> <br />
