ORDINANCE NS-2230 21 1 <br />Page 3 <br /> <br />(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />Residential use is permitted only in combination with <br />individual studios in a manner which provides an inte- <br />grated working and living environment. <br /> <br />Density shall not exceed 22 dwelling units per acre. <br /> <br />At least one off-street parking space shall be provided <br />for each dwelling unit. <br /> <br />A live/work unit shall be at least 750 square feet in <br />size. The residential component shall be at least 550 <br />square feet in size and the studio component shall be at <br />least 200 square feet in size. <br /> <br />The residential component of a live/work unit shall meet <br />the following standards: <br /> <br />(1) It shall have a room of at least 200 square feet. <br /> <br />(2) <br /> <br />It shall have separate bathroom facilities, includ- <br />ing a water closet, a wash basin, and a bathtub or <br />shower. <br /> <br />(3) <br /> <br />It shall have separate kitchen facilities including <br />a kitchen sink, cooking appliances and refrigera- <br />tor. All such facilities shall have a clear work- <br />ing space of at least 30 inches in front. <br /> <br />(4) It shall comply with all Housing Code requirements. <br /> <br />(f) On-site laundry facilities are required if the total <br /> number of dwelling units exceeds five. <br /> <br /> SECTION 3: Pursuant to section 41-630(b)of the Santa Ana <br />Municipal Code, the city Council hereby confirms the delegation by <br />the Planning Commission to the Zoning Administrator of authority to <br />act on conditional use permit applications for ceramic and pottery <br />studios and glass blowing and sculpturing studios in the C3-A <br />district. <br /> <br /> SECTION 4: That certain real property identified in Exhibit <br />A, attached hereto and incorporated herein, is hereby reclassified <br />from the C3 (Central Business) district to the C3-A (Central <br />Business - Artists' Village) district. Amended Sectional District <br />Map No. 12-5-10, showing the said change in use district classifi- <br />cation is hereby approved. <br /> <br /> SECTION 5: If any section, subsection, sentence, clause, <br />phrase or portion of this ordinance is for any reason held to be <br />invalid or unconstitutional by the decision of any court of <br />competent jurisdiction, such decision shall not affect the validity <br /> <br />3 <br /> <br />0 <br /> <br /> <br />
