274 <br /> <br />Side yards. The side yards may be maintained per the existing <br />structure. All new construction must maintain a minimum five foot <br />setback, with the exception of the north setback at the Sycamore <br />Street frontage. This setback, which extends 113 west from the <br />Sycamore Street property line, must maintain an average setback of 10 <br />feet having a minimum setback of six feet. <br /> <br />Section S. PARKING <br /> <br />The project must provide a minimum of 37 parking spaces. A minimum <br />of five parking spaces must be provided on site. The residual 32 <br />parking spaces may be provided off-site per agreement with the <br />Community Development Agency and approved by the Planning Division and <br />the Police Department as to their location and safety. <br /> <br />Section 9. ADDITIONAL PROVISIONS <br /> <br />The project must comply with the regulations as prescribed by the <br />adopted Resolution No. 91-034 and must comply with the approved site <br />plan per DP 94-001. Minor modifications to the Plan may be approved <br />by the Planning Division. Major modifications, as deemed major by the <br />Planning Division require approval by the Planning Commission and city <br />Council. <br /> <br />Section 10. MANAGEMENT <br /> <br />The applicant must provide on-site management to regulate and <br />supervise the daily operations of the project· <br /> <br />Section 11. OPEP~TIONAL STANDARDS <br /> <br />Should the Planning Commission approve Amendment Application No. 96-03 <br />and Specific Development Plan No. 62, the project must comply with all <br />applicable sections of the Santa Ana Municipal Code, the California <br />Administrative Code, the Uniform Fire Code, the Uniform Building Code <br />and other applicable regulations. In addition, it must meet the <br />following: ~ <br /> <br />A. Pl&nnina Division <br /> <br />Prior to submittal into Building Plan Check: <br /> <br />A General Plan Amendment to change the permitted floor area <br />ratio from 1.0 to 1.91 must be applied for and approved. <br /> <br />An Amendment Application from Professional to Multi-Family <br />Residential HDII to Specific Development (SD) must be <br />applied for and approved. <br /> <br />Submit an application for a Lot Line Adjustment to the <br />Planning Division to remove all existing interior lot <br />lines. <br /> <br /> <br />
