The strict <br />application of the zoning ordinance to this site would res=rio= <br />full property privileges. <br /> <br />That =he granting of a variance is necessary for uhe preservation and <br />enjcymen~ of one or more substantial property rights; <br /> <br />The proposed development project would not be feasible withcu% <br />granting the variances needed, the project meets all other <br />applicable standards of development. <br /> <br />That the ~ranting of a variance will not be materially detrimental <br />the public welfare or injurious to surrounding proper~y; <br /> <br />The proposed development project has compensated to the maximum <br />ex=en~ possible the landscape reductions created by ~he <br />variances. Additional landscaping has been provided in other <br />areas of the site where the restricted geome~rics allowed i~. <br />?he off-site location of bus parking is in a public facilicy, <br />readily accessible via major arterials, without any detriments! <br />impacts to the public welfare. <br /> <br />That ;he granting of a variance will no= adversely affect the General <br />Plan of =he City; <br /> <br />The proposed project is a permitted usa under nhe Professional <br />and Administrauive Office (PAO) Genera! Plan designs=ion f=r <br />~his area.
