Book !?~ Page 41 <br /> <br />Woodrow Willardson, <br />11891 Hazard St. SA <br />p1 .~. <br /> <br />RESOLUTION NO. 59-170 GRANTING V.~ARIANCE ON APPLICATION <br />NO. 1139 BUT MODtF-~THE CONDITIONS RECOMMENDED BY THE <br />PLANNING COMMISSION <br /> <br /> WHEREAS, the Planning Commission, after hearing, recommended <br />that a variance be granted under the findings and conditions set forth <br />in its Resolution No. 5168, and the City Council, after consideration <br />and hearing, has determined that there should be a modification of <br />recommended conditions; <br /> <br /> NOW, ~HEREFORE, BE IT RESOLVED: That a variance is hereby <br />granted on Application No. 1139 filed by Woodrow E. and Violet <br />~ to permit the const~uctlon of two one-story duplexes, in <br />accordance with the plot plan submitted to and contained in the file <br />of the Planning Commission, subject to the following conditions: <br /> <br /> 1. That a redmood fence 6 feet high be cons tr~cted along <br />both sides of said property to a point 25 feet north of the north <br />line of said two new duplexes, and that a temporar~y fence be construc- <br />ted on the north end to connect said t~o redwood fences. <br /> <br /> 2. That the owner dedicate to the City for street purposes <br />a strip of land across the entire frontage of said property 42 feet <br />wide, from the center line of Hazard Avenue, measured at right angles. <br /> <br /> 3- That the owner dedicate all vehicular access rights to <br />Hazard Avenue,except the driveway entrance or opening of the private <br />street called Willardson Way, approximately 20 feet wide. <br /> <br /> 4- That the owners post a surety bond to guarantee construc- <br />tion, or enter into an acknowledged Agreement to guarantee construc- <br />tion, of all street improvements to City standards, across the entire <br />frontage of said property within 180 days from demand for such con- <br />struction by the City, such demand not to be made until some other <br />portion of Hazard Avenue in the vicinity of subject property i.s to <br />be or has been ~improved. <br /> <br /> BE IT FURTHER RESOLVED: That the findings of the Planning <br />Commission as t~ the requirements for the granting of a variance con- <br />tained in said Resolution No. 5168 are hereby approved. <br /> <br /> BE IT FURTHER RESOLVED: That this variance applies to the <br /> <br /> <br />
