¢: liamil%on RaYmond, <br /> <br />14861 Newhope SA <br />and Planning <br /> RESOLUTION NO. -' 59-171 GRANTING VARIANCE ON APPLICATION <br /> NO. 1140 BUT MODIF~G THE CONDITIONS RECOMMEi~DED BY <br /> THE PLANNING COMMISSION <br /> <br /> WHEREAS, the Planning Commission, after hearing, recommended <br />that a variance be granted under the findings and on the conditions <br />set forth in its Resolution No. 5169, and the City Council, after <br />consideration and hearing, has determined that there should be a <br />modification of recommended conditions; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That a variance is hereby <br />granted on Application No. ll40 filed by Hamilton N. Ra_vmor~d to <br />permit the construction of a single family residence with four bed- <br />rooms on the front part of the lot in an R-1 District where a single <br />family dwelling presently exists, together with two sheds and two <br />utility buildings, one of which utility buildings is presently used <br />as a wedding chapel, said new family residence to be constructed on <br />the southeast corner of said property, upon the following conditions: <br /> <br /> 1. That the single f~nily residence be constructed as and <br />in the location hereinabove referred to, and in accordance with and <br />as shown on a plot plan submitted to the Planning Commission and in <br />the Planning Commission's file. <br /> <br /> 2. That the use of any portion of the property as a wedding <br />chapel or wedding service be discontinued. <br /> <br /> 3. That the owner dedicate to the City for street purposes <br />a strip of land across the entire frontage of said property, 42 feet <br />wide from the center line of Newhope Avenue, measured at right angles. <br /> <br /> 4. That the o~uer dedicate to the City all vehicular access <br />rights from said property, except at the existing driveway opening <br />in an area approximately 12 feet in width. <br /> <br /> 5. That the owner post a surety bond or enter into an <br />acknowledged agreement with the City to guarantee construction of <br />all street improvements to City standards across the entire frontage <br />of said property within 180 days from demand for such const~ction <br />by the City, such demand not to be made until some other portion of <br />Newhope Avenue in the vicinity of subject property is to be, is being, <br />or has been improved with standard street improvements. <br /> <br /> <br />
