RESOLUTION 64-32 ADDING CONDITIONS TO VARIANCE <br />GRANTED BY THE PLANNING COMMISSION ON VARIANCE <br />APPLICATION NO. 1872, FILED BY T. M. REYNOSO & CO. <br /> <br /> WHEREAS, after public hearing on notice, the Planning <br />Co~aission granted a variance on Variance Application No. 1872, <br />filed by T. M. REYNOSO & CO. to permit the construction of eight <br />4-unit apartment buildings on separate lots on C-2 property at <br />1619 A-D to 1633 A-D West Walnut Street, Santa Aha, California; <br />and <br /> <br /> WHEREAS, Appeal Application No. 118 was duly filed by the <br />DEPARTMENT OF PUBLIC WORKS, CITY OF SANTA ANA, appealing the <br />decision of the Planning Commission to grant said Variance without <br />attaching conditions to said approval and requesting a hearing before <br />the City Council; and <br /> <br /> WHEREAS, the City Council, after public hearing on notice, <br />has determined that said variance should be granted subject to the <br />conditions hereinbelow set out. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the decision of the <br />Planning C~Lai,ission to grant a variance on Application No. 1872 to <br />permit the construction of apartment buildings at 1619 A-D to <br />1633 A-D West Walnut Street, Santa Aha, California, is hereby <br />approved but with the addition of the following conditions which <br />were not imposed by the Planning Commission: <br /> <br />1. That a six-foot concrete block wall be constructed along the <br /> applicant's north property line; <br /> <br />That the applicant cc~ply with all provisions of the R-3 <br /> District except for front yard setback, which may vary <br /> from 10 feet to 15 feet; <br /> <br />® <br /> <br />That a mutual parking agreement or other document guarantying <br /> perpetual access through a 20-foot private driveway at the <br /> rear of the project to all properties in Tract No. 5436; <br /> <br />4. That all parking be to City standard; <br /> <br />Se <br /> <br />That a complete landscaping plan for the project be submitted <br /> to and approved by the Planning Department; said plan to <br /> include the type, size and location of all plant materials <br /> used. Said plan is to be implemented and maintained; <br /> <br />e <br /> <br />That develola~ent be according to revised plot plan and Tract <br /> No. 5436 except for minor modifications approved by the <br /> Planning Director; <br /> <br />7e <br /> <br />That the following conditions be complied with prior to issuance <br /> of a building permit: <br /> a. That the subdivider's engineer furnish the Department <br /> of Public Works an on-site drainage flow plan showing <br /> the direction and flow to adjacent streets when this <br /> property is developed; <br /> <br />That the subdivider's engineer furnish the Department <br />of Public Works a final grading plan including existing <br />elevations along the property lines; <br /> <br />c. That all elevations be on 1958 Orange County Survey <br /> Datum; <br /> <br />de <br /> <br />That all plans and surveys for the required improvements <br />be completed by the owner's engineer and submitted to <br />the Department of Public Works for approval; <br /> <br /> <br />
