RESOLUTION 64-107 OVERRULING THE DECISION OF <br />THE PLANNING COMMISSION AND GRANTING A VARIANCE <br />ON APPLICATION NO. 1954 FILED BY KEYSTONE <br />INVESTMENT CO. AND THEODORE H. VANDLING, SUBJECT <br />TO CONDITIONS <br /> <br /> WHEREAS, after hearing on notice, the Planning Commission <br />DENIED a variance on Application NO. 1954, filed by KEYSTONE <br />INVESTMENT CO. and THEODORE H. VANDLING, and Appeal Application <br />No. 132 was duly filed by the applicants presenting the matter to <br />the City Council; and <br /> <br /> WHEREAS, the City Council, after public hearing on notice, <br />has detezmined that said Variance meets the requirements of <br />Section 9250.8 of the Santa Ana Municipal Code, that the decision <br />of the Planning Commission should be overruled, and that said <br />Variance should be granted subject to certain conditions. <br /> <br /> NOW, THEREFORE, BE IT HESOLVED: That the City Council of <br />the City of Santa Ana does hereby overrule the decision of the <br />Planning Commission and does hereby grant a Variance on Variance <br />Application NO. 1954 to allow the construction of an office building <br />waiving front, rear and side yard set backs at 1210 to 1218 North <br />Broadway, Santa Ana, California. Said Variance is granted subject <br />to the following conditions: <br /> <br />That applicant submit a revised parking plan; said plan to be <br /> approved by the Planning Department and development to be <br /> according to the approved plan. <br /> <br />That a landscaping plan be submitted to and approved by the <br /> Planning Department; said landscaping to be implemented <br /> and maintained. <br /> <br />3. That this variance permits the deletion of the three (3) foot <br /> side yard and the ten (10) foot rear yard. <br /> <br />4. That this plan shall comply with the front yard setbacks as <br /> required in the P zone. <br /> <br />5. That Section 9247. of the Santa Aha Municipal Code relating <br /> to off-street parking requirements be cemplied with. <br /> <br />6. That Section 9245. B (Parking Modifications) of the Santa Ana <br /> Municipal Code be complied with. <br /> <br />That the subdivider's engineer furnish the Department of Public <br /> Works a final grading plan including existing elevations <br /> along the property lines. <br /> <br />8. That an easement be provided for a 10-foot alley corner cutoff <br /> at Broadway. <br /> <br />9. That a 40-foot easement be provided for Washington Avenue from <br /> center line to property line for street purposes. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the <br />Department of Public Works, at least two weeks prior <br />to application for a building permit to avoid delay. <br /> <br />10. That all elevations be on 1958 Orange County Survey Datum. <br /> <br />11. <br /> <br />That all plans and surveys for the required improvements be <br /> completed by the owner's engineer and submitted to the <br /> Department of Public Works for approval. <br /> <br /> <br />
