ORDINANCE NO. llOS <br /> <br />ORDINANCE AMENDING ~0NING ORDINANCE OF 1939 <br /> <br />AND REPEALING ORDINANCE NO. <br />THERETO, AND ALL ORDINANCES <br />R-2 Residence District~ for <br />follows: <br /> <br /> ~H~HEAS~ the Planning Commission of the City of SantaAna duly declared its <br /> intention so to do, and gave notice of public meetings as required by law, and duly held <br /> two public meetings upon the question of the amendments herein contained, and thereafter <br /> recommended the same to the City Council for adoption, and <br /> <br /> WnEHEAS, the City Council gave due and regular notice of a public hearing to <br /> be held before the City Council, and such public hearing has been duly and regularly <br /> held, and the City Council does now find that public necessity requires the following <br /> amendments and changes in the present classifications of certain property in the City <br /> of Ssnta Ana, and that the proposed uses unde~ the proposed new classifications will <br /> not be detrimental to the surrounding property: <br /> <br />NOW, THEREFORE, the Council of the City of Santa Ana do ordain as follows: <br />SECTION l: That Subdivision (c) of Section 5 of said Ordinance No. 1074, <br />entitled "AN ORDINANCE ESTABLISHING DISTR~CTS WITHIN THE CITY OF SANTA ANA AND ESTABLISH- <br />ING CLASSIFICATIONS OF LAND USES AND REGULATING SUCH LAND USES IN SUCH DISTRICTS; <br />REGULATING THE HEIGHT OF BUILDINGS AND OPEN SPACES FOR LIGHT AND VENTILATION; ADOPTING <br />A MAP OF SAID DISTRICTS$ DEFINING THE TERMS USED IN SAID ORDINANCE; PROVIDING FOR THE <br />ADJUSTMENT, AMENDMENT AND EIlFORCEMENT THEREOF; PRESCRIBING PENALTIES FOR ITS VIOLATION <br /> <br /> 809 AND ALL ORDINANCES AMENDATOR¥ THEREOF OR SUPPLEMENTARY <br /> OR PARTS OF ORDINANCES IN CONFLICT HEREWITH"$ relating to <br /> convenience called Limited Multiple, be amended to read as <br /> <br />"(c) Building-site area ReQuired. <br /> <br />Except as provided in Sections 11 and 12 the minimum <br />building-site area for each two-family dwelling shall <br />be six thousand (6000) square feet, provided this <br />minimum limit shall not apply to lots of less area if <br />shown as such in the office of the County Recorder <br />before the effective date of this ordinance. Not more <br />th~u one single or two-family dwelling shall be permitted <br />upon any one (1) lot, except that on any lot having an <br />area of six thousand (6000) or more square feet upon which <br />a residence or garage was built and erected upon the rear <br />half of such lot before the adoption of 0rdinonce No. 1074, <br />there may be built and erected a two-family residence on <br />the front half of such lot, provided the distance between <br />dwellings be fifteen (15) feet and accessory buildings <br />five (5) feet, as otherwise required by this ordinance." <br /> <br />SECTION 2: That Sub-paragraph 8 of Subdivision (c) of Section 11 of Ordinance <br /> <br />No. 1074, relating to area exceptions under general provisions and exceptions in said <br /> <br />ordinance, be amended to read as follows: <br /> <br />"8. In case of a corner lot abu~tlng upon two (2) stroets~ <br />no accessory building shall be erected, altered or moved to <br />within ten (10) feet of any street or closer to any street <br />than the front yard requirements of any adjacent lot." <br /> <br />SECTION 3~ The City Clerk shall certify to the passage of this Ordinance and <br /> <br />shall cause the same to be published in three consecutive issues of the SANTA ANA <br /> <br />REGISTER, a newspaper printed, published and circulated in the City of Santa Ana, end <br /> <br />hereby designated for that purpose.
