RESOLUTION 63-88 OVERRULING THE ZONING <br />ADMINISTRATOR AND GRANTING A VARIANCE ON <br />VARIANCE APPLICATION NO. 1753 FILED BY <br />CHARLES P. RUMELL, SUBJECT TO CONDITIONS <br /> <br /> WHERF~S, after public hearing on notice the Zoning Adminis- <br />trator denied Variance Application No. 1753, filed by CHARLES P. <br />RUMELL to construct a 4-unit two-story apartment building at the <br />rear of R-1 property located at 926 Orange Avenue; and <br /> <br /> WHERF2%S, Appeal Application NO. 82 was duly filed by said <br />applicant requesting a hearing on said Variance Application before <br />the City Council; and <br /> <br /> WHERF~S, the City Council, after public hearing on notice, <br />has determined that the Zoning Administrator should be overruled <br />and that said variance should be granted subject to certain <br />conditions. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the City Council of <br />the City of Santa Ana does hereby grant a variance on Variance <br />Application No. 1753 to permit the property located at 926 Orange <br />Avenue in the City of Santa Ana, County of Orange, State of <br />California, described as: <br /> <br />Parcel No. 1: Lot 23, Tract No. 81, in the City of Santa <br />Ana as per map recorded in Book 10, Page 31, Miscellaneous <br />Maps in the office of the county Recorder. EXCEPT the South <br />6.23 feet thereof. <br /> <br />Parcel No. 2: The Easterly half of the alley~as per map <br />recorded in Book 10, Page 31 of Miscellaneous Maps in the <br />office of the County Recorder of Orange County, abandoned <br />by order of the Board of Trustees July 1925, Certified <br />Copy recorded July 22, 1925, Book;26, Page 253 of Official <br />Records, <br /> <br />in an R-1 District, to be used for the construction of a 4-unit, <br />two-story apartment building on the rear of said property. Said <br />variance is granted subject to the following conditions: <br /> <br />That a minimum of six 9' x 20' accessible and useable off- <br />street parking stalls be provided for the apartment on the <br />applicant's property; <br /> <br />e <br /> <br />That a minimum of one (1) covered off~street parking stall, <br />over and above that required for the apartment, be provided <br />for the single residence facing Orange Avenue; <br /> <br />3. That all parking stalls, driveways and maneuvering areas be <br /> hard surface, asphalt or concrete and be marked; <br /> <br />4. That all lighting for off-street parking areas be reflected <br /> away frc~ any nearby residences; <br /> <br />That a six (6) foot solid block wall be constructed along the <br />applicant's North property line, excluding however that portion <br />of the property occupied by the single residence; <br /> <br />6. That the development otherwise conform to all provisions of <br /> the R-3Dlstrict. <br /> <br /> <br />
