R~SOLUTION 63-180 AFFIRMING THE DECISION OF <br />THE PLANNING COMMISSION TO GRANT A VARIANCE <br />ON VARIANCE APPLICATION NO. 1802 FILED BY <br />THE AMERICAN PIPE AND CONSTRUCTION CO., SUBJECT <br />TO CONDITIONS <br /> <br /> WHEREAS, after public hearing on notice the Planning <br />Commission granted a variance on Application No. 1802, filed by <br />the AMERICAN PIPE AND CONSTRUCTION CO., to permit the construction <br />of a concrete hatching facility and a storage elevator on property <br />located at 2501 West 5th Street, Santa Aha, California, in an M-1 <br />District, subject to conditions; and <br /> <br /> WHEREAS, Appeal Application No. 91 was duly filed by <br />A. H. GALLARDO appealing the decision of the Planning Commission <br />and requesting a hearing on said Variance before the City Council; <br />and <br /> <br /> WHEREAS, after public hearing on notice the City Council <br />has determined that the decision of the Planning Commission should <br />be affirmed and that said Variance should be granted, subject to <br />conditions. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the City Council of <br />the City of Santa Aha hereby affirms the decision of the Planning <br />Commission to grant a variance on Variance Application No. 1802, <br />subject to conditions as follows: <br /> <br />That a dense "windrow" of eucalyptus trees not less <br />10 feet in height at time of planting be provided along <br />the northeast property line in the required landscape <br />strip. NOTE: This condition is in place of the normally <br />required 6-foot wall; <br /> <br />That all loading areas, driveways and vehicular passage- <br />ways around, to and from the hatching facility be of <br />hard surface asphalt or concrete; <br /> <br />That all existing off street parking Stalls be 9' x 20' <br />and that parking be provided at a ratio of one stall <br />per two employees; <br /> <br />That all customer and employee off street parking and <br />maneuvering area be on hard surface asphalt or concrete <br />and be marked; <br /> <br />5. That the development be otherwise according to plot plan <br /> and all M-1 regulations of Santa Ana. <br /> <br />J <br /> <br />That the following Public Works conditions be complied <br />with prior to issuance of a utilities release by the <br />Building Department: <br /> a.) That the owner place curb, gutter and sidewalk <br /> and pave up to the edge of existing pavement on <br /> Fifth Street. The new curb and gutter to be <br /> placed thirty-two feet north of the center line <br /> of Fifth Street; <br /> b.) That the owner place curb, gutter and sidewalk <br /> and pave up to the edge of existing pavement on <br /> Fairview Street. The new curb and gutter to be <br /> placed forty-two feet east of the center line of <br /> Fairview Street. <br />NOTE: Plans for these improvements are on file in the <br /> Department of Public Works. <br /> <br /> <br />
