Acceptancy by Owner of rent after such expiration or earlier termination shall not Constitute a oon•- <br />sent to a holdover hereunder or result in a rennewal or extension of this Lease. The foregoing pro- <br />visions of this paragraph are in addition to and do not affect Owners right of re-entry or any <br />other rights of Owner ender this lease or as otherwise provided by law. <br />ARTICLE 17. RUIEB AND RF,CULATIOW. <br />Tenant shall faithfully observe and comply with the rules and regulations printed on Sdnibit " , to <br />this lease as well as all modifications thereof and additions thereto from time to time put into <br />effect by Owner, upon reasonable notice to Tenant. Owner shall not be responsible to Tenant for the <br />violation or nonperformance by any other tenant or occupant tan the Property with respect to any such <br />rules and regulations. <br />ARTICLE 18. RE-ENIRY BY Ofdl M <br />Owner and its agents shall at any and all times have the right to enter the Premises to inspect the <br />same, to determine whether Tenant is complying with its obligations hereunder, to supply janitorial <br />service and any other service to be provided by Owner to Tenant hereunder, to post notices of nonre- <br />sponsibility, to exhibit the Premises to prospective purchasers, lenders of ground lessees of the <br />Property, or to prospective lessees of space in the Building, and to alter, inProve or repair the <br />Premises and any portion of the Froperty, without abatement of rent, and nay (in connection with any <br />such work) erect scaffolding and other necessary structures where reasonably required by the charac- <br />ter of the work to be performed. Tenant hereby waives any claim for damages for any injury to, <br />incmvenience to, or interference with Tenant's business, any loss of occupancy or quiet enjoymnt <br />of the Premises, and any other loss occasioned thereby. For each of the aforesaid purposes, Owner <br />shall at all times have and retain a key with which to unlock all of the doors in, upon and about <br />the Premises, excluding Tenant's vaults and safes, and Owner shall have the right to use any and all <br />means which Owner may deem proper to open said doors in an emergency, in order to obtain entry to <br />the Premises and/or otherwise, and such entry shall not wader any circumstances be construed as a <br />forcible or unlawful entry into, or a detainer of the Premises, or an actual- or constructive evic- <br />tion of Tenant from the Premises or any portion thereof, or grounds for any abatement or reduction <br />of react. `Nothing in this Article shall be construed as obligating Owner to perform any repairs, <br />alterations or maintenance except as otherwise expressly required elsewhere in this lease to be per- <br />formed by Owner. <br />Tenant agrees that if all or substantially all of the Tenant's assets are placed in the hands of a <br />receiver or trustee, and such receivership or trusteeship continues for a period of 30 days, or sho-- <br />uld Tenant make an assignment for the benefit of creditors or be adjudicated a bankrupt, or should <br />Tenant institute any proceedings under the Bankruptcy Act or under any amendment thereof which may <br />hereafter be enacted, or under any other act relating to the subject of bankruptcy wherein Tenant <br />seeks to be adjudicated a bankrupt, or to be discharged of its debts, or to effect a plan of liquid- <br />ation, composition, arrangement or reorganization, or should an involuntary proceeding be filed aga- <br />inst Tenant under such bankruptcy laws and Tennant consents thereto or acquiesces therein by pleading <br />or default, then any such act shall be deemed a breach of this Lease, and neither this lease nor any <br />interest in and to the Premises shall become an asset in any of such proceedings and, in any such <br />event in addition to any and all rights or remedies of Owner hereunder or by law provided, this <br />lease shall terminate automatically as of the date an which any one or more of the above -described <br />occurrences takes place, and in such event it shall be lawful for Owner to re-enter the Premises and <br />MAR 1988 <br />-lE}- <br />
