~f7 <br /> q ~ <br /> <br />RESOLUTION NO. 61-151 GRANTING VARIANCE ON <br />APPLICATION NO. 1494 WHERE PLANNING COMMISSION <br />HAS RECOMMENDED DENIAL <br /> <br /> WHEREAS, <br /> <br />which, after study and consideration, <br />Administrator; Appeal Application No. <br />was heard by the City Council. <br /> <br />SIDNEY EGGLETON filed Variance Application No. 1494 <br /> was denied by the Zoning <br /> <br /> 26 was filed and the matter <br /> <br />NOW, THEREFORE, BE IT RESOLVED: That the City Council finds <br /> <br />said Variance should be granted to allow the construction of a <br /> <br />duplex on property known and numbered as 919 North Verano Street, <br /> <br />in an R-1 District, which property is a deep lot containing 19,200 <br /> <br />square feet, presently improved by a single family residence and an <br /> <br />existing duplex; that because of the shape of the property, the new <br /> <br />residential units which allow only 3840 square feet per unit will <br /> <br />not unduly overload the property. This Variance is granted upon the <br /> <br />following conditions, all of which must be complied with prior to <br /> <br />the issuance of utilities release: <br /> <br />a. That the owner dedicates to the City a street easement <br />for the full width of the property involved in this Variance <br />along Verano, a strip of land 52 feet in width measured East <br />of and at right angles to the center line of Verano~Street. <br /> <br />b. That the owner dedicates to the City of Santa Ana all <br />vehicular access rights from this property to Verano Street. <br />NOTE: Access can be determined andapproved prior to dedication. <br /> <br />c. That the owner places curb, gutter and sidewalk and pave <br />to edge of existing pavement on Verano. The new curb and <br />gutter is to be placed 42 feet East of the center line of <br />Verano Street. <br /> <br />d. That all engineering for the above improvements to be <br />done by the owner's engineer and submitted to the Department <br />of Public Works for approval. <br /> <br />e. That all requested deeds be prepared by a competent title <br />company on a City deed form and submitted to the Department <br />of Public Works. <br /> <br />f. That owner construct a 6-foot fence along the entire <br />North property line on the condition that Mr. Will B. Cross, <br />the owner of the property to the North, pay one-half of the <br />actual cost of said fence. <br /> <br />Ana at <br /> <br />PASSED AND ADOPTED by the City Council of the City of Santa <br />its regular meeting held on the 19th day of June, 1961. <br /> <br />-1- <br /> <br />ATTEST: <br /> <br /> C~EkK OF ~HE COUNCIL <br /> <br /> <br />
