Slide 46 Related Bristol Specific Plan <br />Item No. 22 <br />Planning and Building Agency <br />September 17, 2024 <br />Key Terms <br />•Recordation –to be recorded against the fee property subject to <br />terms and conditions of a Joinder. <br />•Term –One 20-year term and one 5-year extension if (1) no less <br />than 250,000 square feet of non-residential floor area have <br />commenced and (2) a hotel subject to financial feasibility. <br />•Timing (Phasing)–commencement of construction for at least <br />175,000 sq. ft. of commercial building area for any residential <br />permits in excess of 1,875 units. Phase 1 or 2 shall have a grocer <br />of at least 35,000 sq. ft. <br />•Community Benefits –a 500-square foot space and 3 dedicated <br />parking for use by the Police Department as an administrative <br />substation, and a $22,000,000 Community Benefit Payment <br />paid in three-payment schedule. <br />•Hotel Economic Benefits –A four-star hotel operated by an <br />international or specialty hotel brand.
