Rosenba~be denied <br />and the council, after hearing evidence both for and against said <br />Variance~determined that the same should be granted. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED= That the City Council finds <br />that s~ecial circumstances attach because the property, known and <br />numbere~ as 301 S. Sycamore Street, Santa Aha, has two old dwell- <br />ings locate~ thereon and that the property is deprived of uses now <br />available to other property in the area and that the requested use <br />will not ba detrimental to surrounding property. <br /> <br /> BE IT FURTHER RESOLVED~ That the Variance is hereby granted <br />to pemit the use of the property herein describe~ for display and <br />sale of used cars in connection with the property immediately East <br />of this percel facing on Main Street, on the following conditions: <br /> <br /> 1. That the buildings presently existing on this property <br />be entirely ramove~ therefroen. <br /> <br /> 2. That a concrete wall not less than 5 feet high be con- <br />structed along the Northerly edge of the existing pavament back <br />to the e~isting garage~ that said wall be curved on a 10-foot radius <br />at the corner of Pine and Sycamore Streets and be continued along <br />across t~eWe~terly frontage of this property 10 feet East of the <br />West property line. <br /> <br /> 3. That all access rights to Pine and'Sycamore Streets be <br />dedicated to the City, it being unde~st°°d that City will quitclaim <br />back to owner access across one area for one driveway at a place to <br /> <br />be agreed upon. <br /> <br /> 4. That no lllm~inated sign will be allowe~ on Sycamore <br />Street and that any non-illmainated sign must be of a size ap~rove~ <br />by the City, and in accordance with City regulations. <br /> <br /> 5. That any lighting on the Sycamore Street side of said <br />property be of a reflector or shielded type so that no part of <br /> <br /> <br />
