Similar to the Alternative sites, <br />there is a higher number of exempt sites located within a high POC segregation area, however <br />these areas are not as easily influenced by the West Santa Ana Focus Area and revitalization <br />that the OC Street Car will bring in the near future. <br />Conclusion <br />Both the Alternative and Exempt sites are in areas where there is a R/ECAP. However, with the <br />Alternative sites primarily situated in the central and northern parts of the City, zoning and land <br />use plans encourage multi -family development that could lead to improved conditions for all <br />residents. As a result, these locations are well positioned to attract new investment, especially <br />following the City's goals and policies set forth in the General Plan. The development of these <br />sites has the potential to improve conditions for both new and existing residents, offering <br />additional services and enhancing the quality of life for the entire community. This could lead to <br />increased resources, more local jobs, and a variety of housing types, that could help eliminate <br />the high POC segregation areas. <br />
