In the City of Santa <br />Ana, the regulations and processes are provided in Chapter 34 and 41 of the Santa Ana <br />Municipal Code (SAMC), which pursuant to Section 34-127, includes the approval of <br />tentative tract maps by the Planning Commission. However, if additional entitlements <br />require approval such as Environmental Review and General Plan Amendment, then <br />the Tentative Tract Map is approved by City Council. <br />Following the approval of the tentative map by the approving body, the property sub- <br />divider prepares and submits a final map(s) to the City Engineer for approval. If the final <br />map is in the correct form, prescribed by the Subdivision Map Act and Chapters 34 and <br />41 of the SAMC, and all conditions set forth in the tentative map are met, the final map <br />shall be approved by the City Engineer. <br />On September 1, 2020, the Santa Ana City Council approved Tentative Tract Map <br />2020-01 (Orange County Map No. 18178) to allow the proposed subdivision of land into <br />10 condominium units and the construction of an attached townhome development. The <br />approved tentative tract map (Exhibit 1) allows subdivision of the project site for <br />condominium ownership purposes. The project is nearly fully constructed and the <br />Developer has submitted a final map for approval. <br />The City Engineer is in the process of reviewing the final tract map (Exhibit 2) for <br />technical accuracy and final approval. This action informs the City Council of the
