Chapter 3 Planning Area 3.1 Location <br />Description Bristol Street is located in the City of Santa Ana. The street is <br />a north -south transportation corridor which runs the length of <br />the city bisecting it into two areas of approximately equal size. <br />Bristol Street, which is aligned parallel to and one mile west of <br />the Main Street corridor, Santa Ana's principal north -south <br />urban spine, extends north to provide connections to the <br />Garden Grove, Santa Ana, and Orange Freeways, and to the <br />south to provide connections with the San Diego and Costa <br />Mesa/Newport Freeways. Figure 3-1 shows the location of the <br />planning area within the citywide context. <br />The planning area extends along both sides of Bristol Street in <br />the area between Warner Avenue and Santiago Creek, a <br />section of approximately 3.9 miles in length. Within this <br />section, several major east -west streets intersect Bristol <br />Street, including, from north to south, 17th Street, First Street, <br />McFadden Avenue, Edinger Avenue, and Warner Avenue. The <br />depth of the planning area from the roadway varies <br />throughout the length of the Corridor. Property located within <br />the planning area corresponds to those parcels identified by <br />the former City Redevelopment Agency as being subject to <br />eminent domain procedures as a result of right-of-way <br />acquisition requirements of the Bristol Street Widening <br />Project. Figure 3-2 shows the boundaries of the entire <br />planning area. <br />While Santiago Creek acts as a defined visual entry into the <br />corridor from the north, there is no equivalent sense of entry <br />from the south. The intersection of Bristol Street and Warner <br />Bristol Street Corridor Specific Plan <br />March 2018 <br />Avenue, while being the project boundary as far as the Specific <br />Plan is concerned, is not distinguished from those further to <br />the south. For this reason, it is recommended that the <br />standards and guidelines developed for this Specific Plan also <br />be applied south of WarnerAvenue to Sunflower Street, which <br />is the city boundary <br />Commercial center on Bristol Street and Third Street, after completion of <br />street widening, February 2011. <br />Page 19 <br />
