Bristol Street Corridor Specific Plan <br />March 2018 <br />located in strip malls and only a handful of commercial <br />businesses were located in freestanding structures <br />(frequently in converted residences). Among the service type <br />businesses, there are a number of small personal and <br />professional services businesses offering medical, dental, <br />personal care, financial, and day-care services. <br />The major exception to the pattern of small commercial <br />centers and individual uses is Bristol Marketplace, an <br />approximately 38-acre commercial and shopping center <br />located at the northwest corner of Bristol Street and 17th <br />Street, The concentrations of commercial uses that occur <br />along the Bristol Street Corridor are located in the following <br />areas: <br />Southwest corner of Edinger Avenue and Bristol Street; <br />Northwest corner of Edinger Avenue and Bristol Street. <br />Bristol Street, between McFadden Avenue and Brook <br />Street; <br />Southeast corner of Bristol Street and Civic Center Drive; <br />Southeast corner of Bristol Street and Washington <br />Avenue; <br />Southwest corner of Bristol Street and Washington <br />Avenue; <br />Northwest and Northeast corner of Bristol Street and 17th <br />Street; <br />Southwest corner of Bristol Street and McFadden Ave <br />Bristol Street, between 3rd Street to 5th Street <br />Bristol Street, between 7th Street and 9th Street <br />Page 112 <br />• Bristol Street, between Warner Ave and St. Gertrude <br />Street <br />The newer strip malls can be distinguished from the older strip <br />malls in their enhanced architectural style versus a plain <br />rectangular shaped architectural style that characterizes the <br />older strip malls, specifically those located on North Bristol <br />Street. <br />In addition to housing and commercial uses, there are a <br />number of community and educational facilities which are not <br />in, but adjacent to, the planning area. Eight schools are <br />located along the Bristol Street Corridor: <br />• Jose Andres Sepulveda Elementary School (1818 South <br />Bristol Street); <br />• Mater Del High School (1202 West Edinger Avenue). <br />• Santa Ana College Digital Media Center (1300 South Bristol <br />Street); <br />• Dr. Martin Luther King Jr. Elementary School (1001 South <br />Graham Lane); <br />• Carver Elementary School (1401 West Santa Ana Blvd); <br />• Santa Ana College (1530 West 17th Street); <br />• Gonzalo and Felicitas Mendez Fundamental Intermediate <br />School (2000 North Bristol Street); <br />• Santiago Elementary School (2212 North Baker Street); <br />Mater Del High School on the Bristol Street and Edinger Avenue, <br />February 2011. <br />In addition to the schools, there are also two-day care <br />centers/preschools along the Corridor: <br />• Love 2 Learn Preschool (1200 West 17th Street) <br />• Santa Ana Campus Early Childhood Education Center <br />(1720 West 17th Street) <br />
