Bristol Street Corridor Specific Plan <br />March 2018 <br />6.1.2 Building Siting <br />Buildings shall be sited as close to Bristol Street as possible. <br />Buildings shall be placed not farther than 5-feet from the <br />rear property line where buildings do not exceed one story. <br />Two or more story structures shall be set back additionally at <br />the rate of 1-foot of height for each foot of additional <br />distance from side or rear property lines. <br />The space between rear building walls and the property line or <br />sound -abating wall shall be paved and the access to this space <br />secured by means of a lockable, solid fence not less than 6- <br />feet high. <br />A 5-foot minimum distance shall be maintained between <br />building lines, driveway curbs and parking areas. <br />6.1.3 Building Form <br />Side street elevations shall be as narrow as possible given <br />reasonable footprint configurations. Conversely, buildings <br />shall present maximum frontage towards Bristol Street. <br />Building corners facing an intersection shall be chamfered; the <br />chamfered face shall not be less than 15 feet (Figure 6-3). <br />Raised architectural elements, e.g. roof and parapet <br />extensions, are encouraged at street corners. The height of <br />such extensions shall follow the building height guidelines per <br />the following subsection. <br />Page 164 <br />6.1.4 Building Height <br />Adjacent to residential areas buildings shall not exceed 22.5 <br />feet in height from grade to the top of the roof or parapet wall <br />(Figure 6-5). Building heights may be increased one -foot for <br />each additional foot of rear and side setback provided. Roof <br />or parapet wall extensions at the intersection -facing corner of <br />a building are permitted to a height of 35-feet provided such <br />extensions do not exceed 500 square feet in project floor area <br />or 25-feet along a side. <br />6.1.5 Screens <br />Architectural screens shall be constructed to obscure trash <br />enclosures, mechanical, electrical equipment or other <br />utilitarian equipment as required by the Municipal Code. <br />6.1.6 Signage <br />Signage shall be subject to Municipal Code standards. Signage <br />shall not be constructed in the landscaping between curb and <br />sidewalk. Signs should be compatible to the architectural <br />character of the proposed development. <br />The location of the sign shall not hinder street or driveway <br />visibility. <br />6.1.7 Lighting <br />Pedestrian scale, pole -mounted fixtures shall be provided as <br />necessary to achieve a 2-footcandle minimum level of <br />illumination in all commercial site areas (Figure 5-12). <br />All lighting shall be high -pressure -sodium. <br />The fixture type shall match the pedestrian type fixtures <br />proposed for the public space. <br />Placement of the fixtures shall be consistent with and <br />responsive to the spacing and location of street trees and <br />other landscape elements. <br />Building -mounted lights shall be compatible with the <br />proposed exterior fixtures. <br />
