Bristol Street Corridor Specific Plan <br />March 2018 <br />6.3 Landscape Architecture <br />Objective: <br />Improve the visual appearance of the corridor, improve its <br />environmental quality; enhance the identity of the <br />surrounding communities. <br />6.3.1 Grading <br />For visual security reasons, mounds or sloped areas higher <br />than 2 feet from existing grade shall be avoided. <br />6.3.2 Plant Material <br />Table 6-2 describes the recommended plant material. Trees <br />on median and sidewalks should be in root barriers. <br />6.3.3 Soft Area Treatment <br />Non -paved or "soft" areas shall be surfaced with turf, <br />groundcover or shrub planting. <br />6.3.4 Parking Area Treatment <br />One Canopy Shade Tree shall be provided for each 6 required <br />parking spaces. Each tree shall be planted in raised, curbed <br />planters not less than 150 square feet in area for shade trees, <br />44 feet in area for palm trees. Trees/palms shall be located <br />in such manner as to provide regular coverage across the <br />parking area. <br />Page 170 <br />6.3.5 Paving <br />Paving areas wider than 4 feet or larger in area than 100 <br />square feet shall be paved with one or more of the following: <br />concrete unit pavers; embossed, integral -color concrete; <br />natural stone. Special paving shall be used in driveway <br />entrances adjacent to the public sidewalk. <br />6.3.6 Planters <br />The use of planters in plaza or pedestrian gathering areas is <br />encouraged (Figure 6-7). For the planters to have a significant <br />visual impact, the total surface area covered by planter should <br />not be less than 20 percent of any given paved or plaza area, <br />6.3.7 Furnishings <br />Drinking fountains, waste receptacles, newspaper stands, <br />flagpoles, etc., shall be provided, Benches, chairs or other <br />seating features shall be movable and suitable for overnight, <br />secured storage. <br />Seating may also be provided in the form of planter walls, <br />retaining walls or other such elements that do not encourage <br />loitering. <br />Five bicycle parking posts shall be provided for each 50 feet of <br />commercial frontage. Posts may be combined in racks or be <br />single standing. Racks or posts shall be galvanized steel. <br />6.3.8 Irrigation <br />Spray irrigation shall be restricted to turf and ground cover <br />areas. Sprinklers shall be vandal -resistant, pop-up in type. <br />Trees and vines shall be drip or flood irrigated. <br />6.4 Circulation <br />Objective: <br />Provide adequate areas for safe, efficient movement of all <br />modes. <br />6.4.1 Service Access <br />The site design for commercial areas shall permit adequate <br />access and movement of service vehicles, including waste, <br />service and fire -emergency vehicles, When parked, these <br />vehicles shall not hinder the operation of parking areas <br />(except during off -hours) nor shall encroach upon public or <br />other private property. <br />
