RESOLUTION 67-1 MODIFYING CONDITIONS IMPOSED BY <br />THE PLANNING COMMISSION IN GRANTING VARIANCE ON <br />APPLICATION 66-89 FILED BY ECCO CONTRACTORS, INC. <br /> <br /> WHEREAS, after public hearing on notice, the Planning <br />Con~aission granted a variance on Application 66-89 filed by <br />ECCO CONTRACTORS, INC. to permit the operation of a steel fabri- <br />cation yard and shop without being in a completely enclosed <br />building and to construct an office building in an M-1 District <br />at 2216 South Grand Avenue, Santa Ana, California, said Variance <br />was granted subject to certain conditions; and <br /> <br /> WHEREAS, Appeal Application No. 185 was duly filed by <br />the applicant appealing the conditions imposed by the Planning <br />Commission and presenting the matter to the City Council; and <br /> <br /> WHEREAS, the City Council, after hearing, approved Variance <br />66-89 subject to certain modifications of the conditions imposed <br />by the Planning Commission; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the City Council <br />of the City of Santa Ana does hereby approve Variance 66-89 <br />filed by ECCO CONTRACTORS, INC. and does hereby modify the <br />conditions imposed by the Planning Commission to read as follows: <br /> <br />That the applicant submit a revised plot plan; said <br />plan to be approved by the Planning Department and <br />development be according to the plot plan except for <br />minor modifications approved by the Planning Department. <br /> <br />That a landscaping plan be submitted to the Planning <br />Department for approval. After approval said landscaping <br />to be planted and maintained by a full irrigation system. <br />Landscaping shall include large trees spaced 15 feet apart <br />to screen open work or storage areas. <br /> <br />That an 8-foot wall be constructed behind the landscape <br />beds along Grand Avenue and that a 6-foot wall be con- <br />structed behind landscape beds along Warner Avenue. <br /> <br />4. That parking requirements be worked out with the Planning <br /> Commission in relation to the number of employees. <br /> <br />THE FOLLOWING CONDITION IS TO BE COMPLIED WITH PRIOR TO THE <br />ISSUANCE OF A BUILDING PERMIT: <br /> <br />That an easement be provided for Grand Avenue for a <br />width of 50 feet, center line to property line, for <br />street purposes and vehicular access rights to Grand <br />Avenue except at street intersections and existing <br />drives and to include a 25-foot radius property line <br />spandrel at the northwest corner of Grand Avenue and <br />Warner Avenue excepting the areas of existing buildings. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through <br />the Department of Public Works, at least two <br />weeks prior to application for a building permit <br />to avoid delay. <br /> <br />THE FOLLOWING CONDITION IS TO BE COMPLIED WITH PRIOR TO ISSUANCE <br />OF UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAFETY & <br />HOUSING: <br /> <br />6. That the owner provide sanitary sewer facilities to <br /> meet with the approval of the Department of Public Works. <br /> <br /> PASSED AND ADOPTED by the City Council of the City of <br />Santa Aha at its regular meeting held on the 3rd day of January, <br />1967. <br /> <br /> <br />
