RESOLUTION 68-115 OVERRULING THE DECISION OF THE <br />ZONING ADMINISTRATOR AND GRANTING APPEAL 211 ON <br />VARIANCE 68-60 FILED BY ALFRED C. BONNEY, SUBJECT <br />TO APPLICABLE CONDITIONS <br /> <br /> WI~EREAS, after public hearing on notice, the Zoning Adminis- <br />trator approved a variance on VA 68-60 filed by ALFRED C. BONNEY <br />to permit the construction of a commercial building in the C-2 <br />District which encroaches into the R-2B District at 201-205 North <br />Harbor Boulevard; said Variance was granted subject to conditions; <br />and <br /> <br /> WHEREAS, Appeal Application 211 was duly filed by the <br />Applicant appealing the conditions imposed by the Zoning Administrator <br />requiring the placement of curb, gutter, and sidewalk on Figueroa <br />Street; and presenting the matter to the City Council; and <br /> <br /> WHEREAS, the City Council, after public hearing on notice, <br />has determined that said Variance application meets the requirements <br />of Section 9250.8 of the Santa Ana Municipal Code, but that those <br />conditions numbered 5, 6, 7, and 8 imposed by the Zoning Administrator <br />should be deleted from the conditions of approval of said Variance; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That the City Council of the <br />City of Santa Ana hereby overrules the decision of the Zoning <br />Administrator and does hereby grant a variance on VA 68-60, filed <br />by ALFRED C. BONNEY to permit the construction of a commercial <br />building in the C-2 District which encroaches into an R-2B District <br />at 201-205 North Harbor Boulevard, Santa Ana, California; said <br />Variance is granted subject to the following conditions: <br /> <br />That a six (6) foot high masonry wall be erected along the north <br /> property line, except the wall shall not exceed three and one- <br /> half (3 1/2) feet in height between the Figueroa Street <br /> property line and the established building line of the adjacent <br /> residential property. <br /> <br />That a two and one-half (2 1/2) foot high masonry wall or adequate <br /> shrubs be maintained along the Figueroa Street property line <br /> except at points of ingress and egress. <br /> <br />That no signs be located on those lots fronting on Figueroa <br /> Street except as authorized by the "B" (Parking Modification) <br /> Section of the Zoning Ordinance. <br /> <br />THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO THE ISSUANCE <br />OF A BUILDING PERMIT: <br /> <br />That an easement be provided for Harbor Boulevard for a width <br /> of sixty (60) feet, center line to property line, for street <br /> purposes. <br /> <br />NOTE: <br /> <br />Dedication shall be initiated by owner, through the <br />Department of Public Works, at least two weeks prior <br />to application for a Building Permit to avoid delay. <br /> <br />NOTE: <br /> <br />Harbor Boulevard frontage is substandard in improvements <br />with an AC driveway and parkway.
