The following conditions are to be complied with prior to the <br />issuance of a building permit: <br /> <br />e <br /> <br />File a parcel map with the Planning Department showing the <br /> severance of that area north of MacArthur Boulevard from <br /> this area and comply with all Council approved conditions. <br /> <br />NOTE: <br /> <br />Applicant may create separate parcels for the J. C. <br />Penny Store and for the Winmar Company in addition <br />to the parcel north of MacArthur Boulevard. <br /> <br />Submit a revised plot plan to the Departments of Planning <br /> and Public Works for their approval showing the following <br /> changes from the original plot plan: <br /> <br />(a) <br /> <br />MacArthur Boulevard to be in accordance with plan ~1-17-9 <br />on file in the Public Works Department. This plan <br />provides for MacArthur Boulevard to be a 106-foot wide <br />street tapering out to 118 feet, through approximately <br />260 feet, at Bristol Street to allow for a future <br />double left hand turn pocket. <br /> <br />(b) <br /> <br />Plaza Drive, the proposed north-south street along the <br />west property line, to be shown with the center line <br />alignment in conformance with a boundary and topographic <br />map prepared by Toups Engineering, Inc. dated January, 1970, <br />on file in the Public Works Department. The minimum <br />right of way required is 60 feet, but the City will <br />accept a wider street, i.e. (80 feet in width from Sun- <br />flower Avenue to a point approximately 517 feet from the <br />center line of Sunflower avenue measured along the center <br />line of Plaza Drive, to transition down to a 74-foot <br />wide section through approximately 185 feet as measured <br />along the center line with Plaza Drive, to remain as a <br />74-foot side section north to MacArthur Boulevard). <br /> <br />NOTE: <br /> <br />This wider street described above shall have <br />raised medians providing for left turn pockets. <br />Plaza Drive shall be entirely constructed at <br />developer's expense regardless of width and is <br />not to be considered as_part of the City's <br />Select Street System. <br /> <br />(c) <br /> <br />Bristol Street to be 60 feet from center line to property <br />line with curb and gutter located 52 feet from center <br />line. The developer shall provide 10=foot deceleration <br />lanes at all entrances of Bristol Street to the site and <br />the applicant will dedicate the additional right of way. <br />The right of way required adjacent to deceleration lanes <br />will be 70 feet. The City agrees to pay for the additional <br />paving in the deceleration lanes. <br /> <br />(d) Bristol Street to show two median breaks to be approxi- <br /> mately 1,070 feet and 570 feet north of Sunflower Avenue, <br /> the latter left turn pocket to be coordinated with the <br /> property on the east side of Bristol Street and be a <br /> double lane north bound. (All median reconstruction to be <br /> at the developer's expense.) <br />(e) Sidewalk requirement waived on Bristol and Sunflower <br /> Streets and MacArthur Boulevard and on Plaza Drive,and that <br /> the 8-foot wide strip be landscaped in place of sidewalks. <br /> <br />(f) <br /> <br />Ail driveways to City standards, except main driveways <br />off Sunflower Avenue and Bristol Street and Plaza Drive <br />may have curb returns. <br /> <br />-2- <br /> <br /> <br />
