RESOLUTION 71-24 AFFIRMING THE DECISION <br />OF THEPLANNING COMMISSION AND GRANTING <br />A VARIANCE ON VARIANCE APPLICATION 70-83 <br />FILED BY GEORGE A. PICKEL~EIMER SUBJECT <br />TO APPLICABLE CONDITIONS <br /> <br /> W~EREAS, after public hearing on notice, the Planning <br />Commission granted a variance on Variance Application 70-83 <br />filed by GEORGE A. PICKELHEIMER to permit open storage of plumb- <br />ing supplies in the C 2 District and an office and open storage <br />of heavy equipment in the R 2 District on property approximately <br />80,325 square feet of land area or 1.84 acres, located on the <br />west wide of Harbor Boulevard north of Hazard Avenue, Santa Ana, <br />California; and <br /> <br /> WI4EREAS, Appeal Application 259 was duly filed by GEORGE <br />A. PICKELHEIMER appealing conditions 8, 9, 10 and 11 of the <br />application and presenting the matter to the City Council; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED: That based upon the Finding <br />of Fact of the Planning Commission, the City Council of the City <br />of Santa Ana hereby affirms the decision of the Planning Commission <br />and Appeal 259 filed by GEORGE A. PICKELHEIMER is hereby DENIED; <br />and <br /> <br /> BE IT FURTHER RESOLVED: That the City Council of the City <br />of Santa Ana does hereby affirm the decision of the Planning <br />Commission and does hereby grant a variance on Variance Applica- <br />tion 70-83 to permit open storage of plumbing supplies in the <br />c 2 District and an office and open storage of heavy equipment <br />in the R 2 District on property approximately 80,325 square feet <br />of land area or 1.84 acres, located on the west side of Harbor <br />Boulevard north of Hazard Avenue, Santa Ana, California, subject <br />to the following conditions: <br /> <br />That development be according to the approved plot plan <br />except for minor modifications to be approved by the <br />Planning Department. <br /> <br />That the heavy equipment storage yard be completely en- <br />closed with a solid fence or wall and solid gate across <br />the driveway and that all storage be kept 50' away from <br />the rear property line. <br /> <br />That the existing residence, which is to be used as an <br />office, conform to all requirements of the Building Depart- <br />ment for this purpose and that it no longer be used for <br />residential purposes as long as it remains an office. <br /> <br />That the residence which is being used by the plumbing <br />contractor for storage conform to all requirements of the <br />Building Department for this purpose and that it not be <br />used for residential purposes as long as it is being used <br />for storage. <br /> <br />That the applicant either remove all structures built <br />without building permits or else apply for and obtain the <br />necessary permits. <br /> <br />6. That all conditions of the Building Department and Fire <br /> Department be met· <br /> <br />7. That this variance shall become null and void two (2) years <br /> from the date of approval unless extended for one (1) year <br /> by the Planning Department. <br /> <br />-1- <br /> <br /> <br />
