RESOLUTION 71-116 OVERRULING THE DECISION <br />OF THE PLANNING COMMISSION AND CONDITIONALLY <br />GRANTING VA 71-56 FILED BY ALFRED NEVILLE <br /> WEST <br /> <br /> BE IT RESOLVED: That the City Council of the City of <br />Santa Ana does hereby overrule the decision of the Planning <br />Commission and does hereby grant Variance Application 71-56, <br />filed by Alfred Neville West to use an existing single family <br />residence located at 1264 E. 14th Street as an office in the <br />R 2 District. This VA is granted subject to the following <br />conditions: <br /> <br /> 1. The Variance is approved for a three-year period <br />expiring December 1974, at which time it will be subject to <br />Council review for continuance. <br /> <br /> 2. That all conditions of the Building and Fire Departments <br />be met. <br /> <br /> 3. That a landscape plan be submitted to and approved by <br />the Planning Department, including the provisions of Section <br />41-618 of the Zoning Ordinance, and that said landscaping be <br />implemented and be continuously maintained. <br /> <br /> 4. That any trash areas be enclosed in accordance with <br />the Planning Department standards. <br /> <br />5. Dedicate required street or alley right of way. <br /> <br /> 6. Provide a ten-year continuing offer of dedication for <br />required street right of way. <br /> <br />7. Dedicate vehicular access rights. <br /> <br />8. Pay drainage assessment fee. <br /> <br />9. Pay street lighting deposit for future street lights. <br /> <br /> 10. Required property dedications shall be initiated by <br />the owner, through the Department of Public Works, at least four <br />weeks prior to application for a building permit, or use as <br />applicable, to avoid delay. <br /> <br />The following requirements must also be met: <br /> <br />1. Applicant construct parking areas in accordance with <br /> Section 41-611 B (parking modification). <br /> <br />2. Uses be limited to professional and administrative offices. <br /> <br />3. Signs to meet the approval of the Planning Department. <br /> <br />e <br /> <br />Submit a revised plot plan showing no driveway on Grand <br />Avenue and no parking within the 25-foot property line <br />cut-off at the corner of Fourteenth Street and Grand <br />Avenue. <br /> <br />NOTE: No curbside parking allowed on either street and no obstruc- <br />tion to vision over 2-1/2 feet high in the 25-foot corner area will <br />be allowed. <br /> <br />- 1 - <br /> <br /> <br />
