RESOLUTION '~2--2~ OVERRULING THE DECISION OF <br />THE PLANNING COMMISSION AND CONDITIONALLY <br />GRANTING VA 71-48 FILED BY ROBERT H. GRANT <br />COMPANY <br /> <br /> BE IT RESOLVED: That, the City Council of the City of <br />Santa Aha does hereby overrule the decision of the Planning <br />Commission and does hereby grant ~;ariance Application 71-48, <br />filed by Robert H. Grant Company to construct a 493 unit <br />townhouse development in the R 1 zone at 230 W. Segerstrom <br />(Dyer), subject to the following conditions: <br /> <br /> 1. That development be according to the approved plot <br />plan, except for minor modifications approved by the Planning <br />Department. <br /> <br /> 2. That all conditions of the Building and Fire Departments <br />be met. <br /> <br /> 3. That a landscape plan be submitted to and approved by <br />the Planning Department, including the provisions of Sec. 41-618 <br />of the Zoning Ordinance, and that said landscaping be implemented <br />and be continuously maintained. <br /> <br /> 4. That any trash areas be enclosed in accordance with the <br />Planning Department standards. <br /> <br /> 5. That there be a minimum 15 feet between main dwellings, <br />clear of balconies, landings or stairways. <br /> <br />6. Pay Sanitation District No. 7 fee. <br /> <br />7. Pay City water main charges. <br /> <br />8. Pay water service connection charges. <br /> <br /> 9. Provide for installation of approved street lighting with <br />underground service on all street frontages unless otherwise noted. <br /> <br /> 10. Ail plans and surveys for required public improvements <br />shall be prepared under the direction of a registered Civil Engineer <br />and shall be submitted to the Department of Public Works for approval. <br /> <br />The following requirements must also be met: <br /> <br /> 1. Submit a revised plot plan showing one recreational building <br />within phases V or VI, elevations of said building to be approved <br />by the Planning Department prior to issuance of building permit <br />on recreation building. <br /> <br /> 2. Construct a masonry wall (6' minimum height both sides) <br />along southerly 210' of east boundry, adjacent to C R zone; along <br />easterly 110' of south boundry, adjacent to single family homes; <br />along west side adjacent to proposed church site. Construct 6' <br />masonry wall or wrought iron fence with extensive landscaping along <br />north side, adjacent to Dyer; along the north side of the sanitary <br />sewer easement, adjacent to Southern Pacific Railroad; along west <br />side, adjacent to flood control channel and along south side, <br />adjacent to Alton Avenue. <br /> <br /> 3. The Planning Commission initiate amendment proceedings of <br />the C R District along west side of Main Street, between Dyer and <br />Columbine to C 4, excepting those portions to be used for construc- <br />tion of townhouses under VA 71-20 and lots 1-15 in Tract 7408. <br /> <br />- 1 - <br /> <br /> <br />
