12. <br /> <br />Construct necessary street improvements: <br />Paving, curb and gutter, sidewalk, driveway, <br />tree wells. <br /> <br />13. <br /> <br />Ail plans and surveys for required public <br />improvements shall be prepared under the <br />direction of a registered Civil Engineer <br />and shall be submitted to the Department <br />of Public Works for approval. <br /> <br />14. <br /> <br />Ail public improvement construction shall <br />be subject to inspection and approval by <br />the Department of Public Works. <br /> <br />15. <br /> <br />Ail elevations shall be referenced to the <br />1958 Orange County Survey Datum. <br /> <br />The following requirements must also be met: <br /> <br />A. Submit a revised plot plan showing: <br /> <br />(1) Minimum setback of 15' along Sullivan <br /> Street. <br /> <br />(2) <br /> <br />Minimu/u distance of 25' between re- <br />creation building and R 1 lot lines <br />to the rear with an emergency access <br />route along the rear property line. <br /> <br />(3) <br /> <br />Ail offstreet parking stalls to be <br />minimum 9' x 20' clear. <br /> <br />(4) <br /> <br />Ail mechanical equipment (such as air <br />conditioning) is to be screened from <br />public view in a manner acceptable to <br />the Planning Department. <br /> <br />B. Details of Requirements: <br /> <br />(1) Improvement Plans <br /> <br />(a) Sullivan Street <br /> <br />(2) Improvements <br /> <br />(a) Sullivan Street <br /> <br />Pavement to meet existing pave- <br />ment; curb and gutter 20 feet <br />east of the center line and <br />full width sidewalk. <br /> <br />A water main system capable of delivering a <br />total fire flow of 3,000 gallon per minute <br />from approved hydrants, located not more than <br />500 feet apart, shall be provided. <br /> <br />2A rated fire extinguishers shall be provided <br />in conspicuous and accessible locations within <br />100 feet of travel from exits and carports. <br /> <br />t <br /> <br /> <br />
