RESOLUTION 72-64 <br /> <br />RESOLUTION OF THE CITY COUNCIL OF SANTA <br />ANA UPHOLDING THE DECISION OF THE PLAN- <br />NING COMMISSION AND GRANTING VARIANCE <br />APPLICATION 72-32 FILED BY CURCI-TURNER <br />COMPANY <br /> <br /> BE IT RESOLVED: That based upon the findings of fact <br />of the Planning Commission, the City Council of the City of <br />Santa Ana does hereby grant VA 72-32 filed by Curci-Turner <br />Company to establish less than 4 acre parcels in the C 4 Dis- <br />trict at 2640 S. Bristol Street, Santa Ana, subject to the <br />following conditions: <br /> <br />1. That all conditions of the Building and Fire Depart- <br /> ments be met. <br /> <br />2. That a landscape plan be submitted to and approved <br /> by the Planning Department, including the provisions <br />of Sec. 41-618 of the Zoning Ordinance, and that said <br /> landscaping be implemented and be continuously main- <br /> tained. <br /> <br />3. That any trash areas be enclosed in accordance with <br /> the Planning Department standards. <br /> <br />4. The following requirements must also be met: <br /> <br />That finalized plot plans be submitted to and <br />approved by the Planning Department and that all <br />development be according to these plans, except <br />for minor modifications to be approved by the <br />Planning Department. <br /> <br />That these finalized plans shall conform to all <br />Code requirements of the C 4 District other than <br />parcel size. <br /> <br />Ce <br /> <br />That an irrevocable agreement applying to Parcels <br />#2 and #3 creating a covenant running with the <br />land in a form satisfactory to the attorney's <br />office, indicating no visible barriers between <br />the parcels and a joint use agreement for the <br />common use of all offstreet parking areas and <br />driveway be recorded. Said agreement shall also <br />stipulate that there be no parking stall assign- <br />ment to each or any of the individual uses. <br /> <br />De <br /> <br />A 50 foot outside and 30 foot inside radius shall <br />be provided wherever the access driveways make a <br />turn (as noted on Plan). <br /> <br />A water main system capable of delivering a total <br />fire flow of 4,500 gallons per minute from approved <br />hydrants, located not more than 300 feet apart, <br />shall be provided. <br /> <br />F. Plans of the above conditions shall be submitted <br /> to the Fire Department for approval. <br /> <br />That no building over one story will be erected <br />closer than 100 feet to the westerly boundary on <br />Parcels 2 and 3. <br /> <br /> <br />
