RESOLUTION NO. 72-97 <br /> <br />RESOLUTION OF THE CITY COUNCIL OF SANTA <br />ANA OVERRULING THE DECISION OF THE <br />PLANNING COMMISSION AND GRANTING APPEAL <br />NO. 306 AND APPROVING VARIANCE APPLICA- <br /> TION 72-46 FILED BY SUBURBIA, INC. <br /> <br /> BE IT RESOLVED: That, based upon "Findings of Fact VA 72-46" <br />of the Planning Commission and testimony presented before the City <br />Council, the City Council of the City of Santa Ana hereby re- <br />verses the decision of the Planning Commission and grants Appeal <br />No. 306 on Variance Application 72-46 filed by Suburbia, Inc. <br />to construct a 22 unit apartment development in the R 2 B District <br />subject to the following conditions: <br /> <br />That all conditions of the Building and Fire Departments <br />be met. <br /> <br />That a landscape plan be submitted to and approved by the <br />Planning Department, including the provisions of Sec. 41-618 <br />of the Zoning Ordinance, and that said landscaping be imple- <br />mented and be continuously maintained. <br /> <br />That any trash areas be enclosed in accordance with the <br />Planning Department standards. <br /> <br />That there be a minimum 15 feet between main dwellings, <br />clear of balconies, landings or stairways. <br /> <br />Submit to the Department of Public Works, for their approval, <br />an acceptable final grading plan or an on-site drainage plan <br />or both, showing the direction and means of flow to the <br />adjacent street(s) or channel(s) when this property is deve- <br />loped. Plan is to include existing and proposed elevations <br />at the property lines. Applicants should check with the <br />Department of Public Works for extent of study needs. <br /> <br />6. Pay drainage assessment fee. <br /> <br />7. Pay street lighting deposit for future street lights. <br /> <br />8. Pay street tree charges. <br /> <br />Repair or replace existing street improvements to City <br />standards: <br /> <br />a. sidewalk. <br /> <br />10. Construct necessary sewer facilities as required by the <br /> Department of Public Works. <br /> <br />11. Close existing driveways as required to City standards. <br /> <br />12. Ail public improvement construction shall be subject to <br /> inspection and approval by the Department of Public Works. <br /> <br />13. The following requirements must also be met: <br /> <br />Submit a revised plot plan to the Planning Department <br />indicating revisions as required by the following <br />conditions: <br /> <br /> <br />
