RESOLUTION NO. 73-23 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA OVERRULING THE DECISION' <br />OF THE PLANNING COMMISSION AND GRANTING <br />APPEAL NO. 314 ON CONDITIOnaL USE PERMIT Nb <br />73-2 FILED BY CALVARY CHAPEL OF COSTA MESA <br /> <br /> BE IT RESOLVED: That, based upon "Findings of Fact" <br />of the Planning Commission and testimony presented before <br />the City Council, the City Council of the City of Santa Ana <br />hereby overrules the decision of the Planning Commissions <br />and grants Appeal No. 314 on Conditional Use P~rmit No. <br />73-2 filed by Calvary Chapel of Costa Mesa to convert an <br />existing church to retail sales and coffee shop in the R 1 <br />District subject to the following conditions: <br /> <br />That development be according to the approved plot <br />plan, except for minor modifications approved by <br />the Planning Department. <br /> <br />That all conditions of the Building Department <br />be met. <br /> <br />That a landscape plan be submitted to and approved <br />by the Planning Department, including the provi- <br />sions of Sec. 41-618 of the Zoning Ordinance <br />(prior to issuance of a building permit) and that <br />said landscaping be implemented (prior to utility <br />release) and be continuously maintained. <br /> <br />That any trash areas be enclosed in accordance <br />with the Planning Department standards. <br /> <br />That there be a minimum 15 feet betwsen main <br />dwellings, clear of balconies, landings or stairways. <br /> <br />That a screening plan for mechanical equipment or <br />appurtenances be submitted to and approved by the <br />Planning Department. <br /> <br />7. That all conditions of the Fire Department be met. <br /> <br />That parking meet the Code requirements for the <br />proposed retail uses. <br /> <br />Pay water main charges for Sunflower Avenue and <br />Greenville Street plus cost of water service <br />connection if City water service is desired. <br /> <br />10· <br /> <br />Construct sanitary sewer facilities as required <br />by the Public Works Department and the Building <br />Department to comply with the plumbing code. <br /> <br />11. <br /> <br />The building and its use shall conform to the <br />regulations of Title 19, California Administrative <br />Code (Public Safety) and the Uniform Fire Code. <br /> <br /> <br />
