RESOLUTION 73-100 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA OVERRULING T~E DECISION OF THE ZONING <br />ADMINISTRATOR AND GRANTING APPEAL ~322 AND <br />APPROVING MINOR EXCEPTION 73-17 AND ADDENDUM <br /> <br /> BE IT RESOLVED: that, based upon the Findings of <br />Fact of the Zoning Administrator and testimony presented <br />before the City Council, the City Council of the City of <br />Santa Ana hereby grants Appeal Number 322 and approves <br />Minor Exception 73-17 an~iAddendum~%he~to~u~j~ct~6~the <br />following conditions: <br /> 1. That development be according to the approved <br />plot plan except for minor modifications approved by the <br />Planning Department. <br /> <br /> 2. That all conditions of the Building Department <br />be met. <br /> <br /> 3. That a landscape plan be submitted to and approved <br />by the Planning Department, including the provisions of Sec. <br />41-618 of the Zoning ordinance (prior to issuance of a <br />building permit) and that said landscaping be implemented <br />(prior to utility release) and be continuously maintained. <br /> <br /> 4. That any trash areas be enclosed in accordance <br />with the Planning Department standards. <br /> <br /> 5. That a s~reening plan for mechanical equipment <br />or appurtenances be submitted to and approved by the Planning <br />Department. <br /> <br />6. That all conditions of the Fire Department be <br /> <br />met. <br /> <br /> 7. Submit to the Department of Public Works, for <br />their approval, an acceptable final grading plan or an on- <br />site drainage plan, or both, showing the direction and means <br />of flow to the adjacent street(s) or channel(s) when this <br />property is developed. Plan is to include existing and <br />proposed elevations at the property lines. Applicants <br />should check with the Department of Public Works for extent <br />of study needs. <br /> <br />8. Dedicate vehicular access rights. <br /> <br />9. Pay drainage assessment fee. <br /> <br /> 10. Pay street lighting deposit for future street <br />lights. <br /> <br />11. Pay street tree charges. <br /> <br /> 12. Close existing driveways as required to City <br />standards. <br /> <br /> 13. Ail public improvement construction shall be <br />subject to inspection and approval by the Department of <br />Public Works. <br /> <br /> 14. Required property dedications shall be initiated <br />by the owner, through the Department of Public Works, at <br />least four weeks prior to application for a building permit, <br />or use as applicable, to avoid delay. <br /> <br /> <br />
