RESOLUTION NO. 74-9 <br />PAGE TWO <br /> <br /> ll. That all conditions of the Fire Department be met. <br /> <br />13. Pay street tree charges. <br /> <br /> 14. Provide for installation of approved street lighting <br />with underground service on all street frontages unless other- <br />wise noted. <br /> <br />15. Close existing driveways as required to City standards. <br /> <br /> 16. All public improvement construction shall be subject <br />to inspection and approval by the Department of Public Works. <br /> <br /> 17. That a minimum of thirty-three (33) parking spaces <br />be provided to City standards for the time periods specified <br />herein, except that sixteen (16) of the spaces to be provided <br />in the parking lot on the northwest corner of Ross and Third <br />Streets shall not require landscaping. Seventeen (17) of <br />the parking spaces will be provided through a 30-year lease <br />on the real property located generally on the southeasterly <br />corner of Ross and Fourth Streets and the remaining sixteen <br />{16) spaces shall be provided by a 5-year lease on the <br />parking lot at the corner of Third and Ross Streets. Both <br />of said leases shall be approved by the City Attorney as to <br />form and content. <br /> <br /> 18. This variance shall terminate at the end of a five year <br />period, at which time the Planning Department shall review sub- <br />ject premises to determine if the required conditions of the <br />variance have been met and to determine whetheror not any pro- <br />blems have arisen due to this operation. The Planning Depart- <br />ment shall thereafter report to the Planning Commission, which <br />may grant additional one year extensions of this variance under <br />the same conditions or other different conditions, without the <br />necessity of filing an additional application. Any additional <br />extensions of this variance however, shall be subject to this <br />same condition. <br /> <br />19. Details of requirements: <br /> <br />{1) Improvements. <br /> <br />a. Closed portion of driveway approach to city <br /> standards. <br />(b) Construct four tree wells on Van Ness Street <br /> and two on Fourteenth Street. <br /> <br /> 20. The building and its use shall conform to the regula- <br />tions of Title 19, California Administrative Code (Public Safety) <br />and the Uniform Fire Code. <br /> <br /> 21. An approved automatic dry chemical extinguishing sys- <br />tem, with a fuel shut-off device which conforms to NFTA standard <br />number 96 shall be provided to protect the cooking equipment and <br />exhaust system. <br /> <br /> 22. 2A-IOBC rated dry chemical fire extinguishers shall <br />located on each story and within seventy-five feet of travel <br />distance from any area of the building. <br /> <br />be <br /> <br /> 23. Plans of the above three conditions shall be submitted <br />to the Fire Department for approval. <br /> <br /> <br />
