RESOLUTION NO. 74-176 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA DENYING APPEAL NO. 344 AND UP- <br />HOLDING THE DECISION OF THE PLANNING COMMIS- <br />SION APPROVING VARIANCE 74-25 FILED BY ELWYN <br />G. AND DORIS MICHAELS. <br /> <br /> BE IT RESOLVED: That based upon the Findings of Fact <br />of the Planning Commission, and the evidence presented at a pub- <br />lic hearing held November 18, 1974, the City Council of the City <br />of Santa Ana does hereby deny Appeal #344, and approves Variance <br />No. 74-25 filed by Elwyn G. and Doris Michaels to allow outside <br />storage of roofing materials and equipment at 2701 W. Edinger in <br />the C 1 District subject to the following conditions: <br /> <br />1. That all conditions of the Building Department be met. <br /> <br />That a landscape plan be submitted to and approved by the <br />Planning Department, including the provisions of S41-618 of <br />the Zoning Ordinance (prior to occupancy of the premises) and <br />that said landscaping be implemented (prior to utility release <br />and be continuously maintained. <br /> <br />3. That all conditions of the Fire Department be met. <br /> <br />4. That a deposit for street lighting for future street lights <br /> be paid. <br /> <br />5. That street tree charges be paid. <br /> <br />6. That necessary street improvements be constructed: tree wells. <br /> <br />The following requirements must also be met: <br /> <br />1. That all stored or piled materials be no higher than the wall <br /> which encloses them. <br /> <br />e <br /> <br />Ail surface areas not designated for landscaping must be <br />treated for dust in a manner meeting the approval of the <br />Planning Department (asphalst, oil & gravel, etc.). <br /> <br />3. Revised plot plan be submitted indicating the following: <br /> <br />a. Parking area to meet ordinance requirements. <br /> <br />Area in front of and on the west side of the building <br />to be landscaped in a manner meeting the approval of <br />the Planning Department. <br /> <br />c. A 6' block wall fence be constructed along all property <br /> lines of the area designated for storage and parking. <br /> <br />Signs to be located in a manner meeting the approval of the <br />Planning Department (size and location shall meet the ap- <br />proval of the Planning Department.) <br /> <br />Se <br /> <br />This variance shall be subject to Planning Commission review <br />at the end of a two-year period and an annual review there- <br />after. <br /> <br />6. A parcel map shall be recorded prior to issuance of a build- <br /> ing permit or any use of property. <br /> <br /> <br />
