SPECIFIC PLANS <br /> <br />A specific plan must be developed on a project-by-project <br />basis. The specific plan as presented in this Plan corresponds <br />to the final plans presently prepared for each public project <br />and therefore should not require additional plans to be prepared. <br />Plans prepared by developers proposing a project may be approved <br />as a specific plan for such items as design of fences, walls or <br />other barriers along arterials. <br /> <br /> The specific plan should be incorporated into other plans <br />for a designated project and should consider: <br /> <br /> · Landscaping treatments for the project. <br /> <br /> · The precise alignment of project or scenic corridor. <br /> <br /> · Integration of scenic amenities with other as~pects <br /> of land use. <br /> <br /> · Consideration of two alternative cost and benefits <br /> evaluation: one alternative identifying costs and <br /> benefits that would normally be incurred without <br /> developing the scenic amenities for the project; and, <br /> a second alternative specifying cost and benefits <br /> that would result from providing and/or protecting <br /> scenic amenities. <br /> <br /> · Sources of funding. <br /> <br /> · Responsibility for implementing the specific <br /> <br /> plan. · <br /> <br /> <br />
